How Much Can the Pinellas Homestead Exemption Save?
Florida tax bills use different taxable values for school and non-school taxes.
The first $25,000 homestead exemption applies to all property taxes, including schools.
For 2026, the additional non-school portion is adjusted to $26,411 when the property has enough assessed value to use it.

A homesteaded property has enough assessed value to use the full standard exemption.
The school taxable value is reduced by $25,000.
The non-school taxable value can be reduced by up to $51,411.

Assessment cap
Save Our Homes Is Not the Same as the Homestead Exemption
The homestead exemption reduces taxable value.
Save Our Homes limits how much assessed value can rise after the first year a home receives homestead.
When it starts: the year after the first year the home receives homestead.
Annual cap: assessed value cannot increase by more than 3% or the CPI change, whichever is lower.
What it does not do: it does not cap millage rates, non-ad valorem assessments or the full tax bill.
Change of ownership: selling or transferring title can remove the SOH benefit and reset assessed value to just value.
Important exceptions: some spouse transfers, death transfers, same-beneficiary transfers and corrective title transfers may be treated differently.
Moving within Florida
Save Our Homes Portability in Pinellas County
Portability lets many Florida homeowners transfer part of a prior Save Our Homes benefit to a new Florida homestead.
It is not automatic. You must apply for it.
Form: DR-501T, Transfer of Homestead Assessment Difference.
Deadline: March 1 of the year you are applying for the new homestead.
Time window: generally within 3 tax years from January 1 of the year the prior homestead was abandoned.
Prior county issue: if the previous homestead was in another Florida county, the new property appraiser coordinates certification with the prior county.
Maximum portability: Florida law caps transferred SOH benefit at $500,000.

Low-Income Senior 65+ Exemption
Available in 23 Pinellas municipalities and unincorporated Pinellas.
Pinellas states Belleair Shore is the exception.
2026 income limit: $38,686.

25-Year Senior Exemption
This is a local-option exemption for qualifying long-term senior residents.
Pinellas lists North Redington Beach, Safety Harbor and St. Petersburg as adopting districts.
It applies only to taxes levied by the adopting local government.
School taxes and independent districts cannot be removed by this local-option exemption.
Income documentation
If you file a federal return, Pinellas may request the prior-year Form 1040 or 1040A.
If you do not file a federal return, bank statements, pension summaries or other income proof may be requested.
Only the requested prior-year income information can be accepted.
Senior audit issue
Pinellas says most senior exemptions renew automatically.
A random audit can require selected seniors to reapply and provide updated income proof.

Veteran, disability and survivor benefits
Additional Pinellas Exemptions for Veterans, Disabilities and Surviving Spouses
Widow / widower: Florida increased this exemption to $5,000 effective January 1, 2023.
Blind person: $5,000 exemption when the applicant meets the legal definition and proof requirements.
Total and permanent disability: $5,000 category for qualifying applicants who do not qualify for full tax exemption.
10% or greater service-connected disabled veteran: $5,000 exemption with current VA or government proof.
100% service-connected total and permanent disabled veteran: can qualify for full exemption on the homestead portion not used commercially.
Veteran age 65+ combat-related disability: percentage tax discount based on qualifying disability percentage.
Deployed servicemember: annual application and prorated benefit based on qualifying deployment days.
Surviving spouse: several categories exist and each requires specific proof.

Local Pinellas program
Parent or Grandparent Living Quarters Assessment Reduction
Pinellas County adopted a local reduction for qualifying living quarters built or reconstructed for a parent or grandparent.
Pinellas says the program applies to Unincorporated Pinellas County and became effective for the 2025 tax year.
Who the quarters are for: a natural or adoptive parent or grandparent of the owner or owner’s spouse.
Age requirement: at least one qualifying parent or grandparent must be over age 62.
Construction requirement: living quarters must be new construction or reconstruction with its own fixtures.
Timing: construction or reconstruction must be completed before January 1 of the year requested.
Limit: reduction cannot exceed the lesser of the added assessed value or 20% of the total assessed value as improved.

How the Exemption Reaches the Tax Bill
The Property Appraiser applies the exemption to the tax roll.
The Tax Collector then bills and collects taxes using certified values, millage rates and non-ad valorem assessments.
Tax year: January 1 through December 31.
Bills mailed: by late October or November, depending on the year’s mailing schedule.
Payment window: November 1 through March 31.
Discounts: 4% in November, 3% in December, 2% in January and 1% in February.
Delinquent date: April 1 if unpaid after March 31.
