Open Pasco records searchAfter opening: search by address or owner name, open the correct parcel, then save the parcel ID and owner information before filing. -

Open Pasco homestead application pageAfter opening: read the requirements first, then click the official continue link only if your case is a standard homestead filing. -
Do not file special cases online.
Pasco says trust property, total and permanent disability, disabled veteran, separate family unit and senior income-qualified cases need office guidance.
-
Upload or present documents.
Use Florida ID, Social Security information, vehicle registration, deed or tax bill and prior Florida homestead details when applicable.
-
Save proof of submission.
Keep the receipt, confirmation number, screenshots, document copies and any follow-up letters.
Pasco’s online route supports basic homestead filings. Special exemptions and trust situations should be handled through one of the offices or customer service.

Savings math
How Much Can the Pasco County Homestead Exemption Save?
Florida uses different taxable values for school and non-school taxes.
The first $25,000 of homestead exemption applies to all ad valorem taxes, including school taxes.
For 2026, the additional non-school portion is adjusted to $26,411, so the full standard benefit can reach $51,411.

Assume a homesteaded property has an assessed value high enough to use the full standard benefit.
School taxable value can be reduced by $25,000.
Non-school taxable value can be reduced by up to $51,411.
Actual savings depend on Pasco County, school, city, MSTU, CDD and special-district rates.

Assessment cap
Save Our Homes Is Different From the Homestead Exemption
The homestead exemption lowers taxable value.
Save Our Homes limits future assessed-value increases after the first homestead year.
First year: the property is generally assessed at just value in the first year homestead is received.
Later years: assessed value increases are limited to 3% or CPI, whichever is lower.
Not a full tax freeze: SOH does not stop millage changes, non-ad valorem assessments, CDD charges or new improvement values.
New construction: additions and improvements can be assessed at just value as of the following January 1.
Ownership changes: sale, transfer or title changes can reset or affect the SOH cap.

Save Our Homes Portability in Pasco County
Portability may let you transfer part of a prior Florida Save Our Homes benefit to a new Florida homestead.
It is not automatic. You must apply.
Form: DR-501T, Transfer of Homestead Assessment Difference.
Deadline: file with the new homestead application by March 1.
Prior homestead: you generally need a prior Florida homestead from one of the three preceding tax years.
Maximum transfer: Florida portability can transfer up to $500,000 of eligible assessment difference.
Multiple owners: ownership-share issues may require DR-501TS.
County coordination: Pasco may verify the prior benefit with the previous Florida county property appraiser.

Pasco County Income-Qualified Senior Exemption Age 65+
Pasco County now offers an additional $50,000 homestead exemption for qualifying senior residents.
This benefit applies only to County Operating levies, not MSTUs, GO Bonds or other taxing authorities.

Veteran, disability and family benefits
Additional Pasco Exemptions for Veterans, Disabilities, Widows and First Responders

Appeals and disputes
What If Your Exemption Is Denied or Your Value Looks Wrong?
A homestead problem and a value problem are different.
Start with the Property Appraiser. Use the Value Adjustment Board only when the issue is not resolved or a petition is required.
Exemption denial
Use this path if homestead, senior, disability, veteran, classification or portability was denied.
Pasco VAB rules say timely filed homestead denial petitions may have no filing fee.
Value dispute
Use this path if just value, classification, property characteristics or comparable sales look wrong.
Prepare photos, closing statement, repair estimates, appraisals and comparable sales.
Portability dispute
Use this path if a prior Save Our Homes benefit was not transferred correctly.
DR-486PORT may have a separate filing fee.
Tax bill dispute
Use this path if payment, receipt, discount, delinquency or installment information looks wrong.
Start with the Tax Collector, not the Property Appraiser.
Records and deed issues
Property Records, Deeds and Ownership Corrections
Pasco property records are based on public records and documents received by the Property Appraiser.
Ownership transfers are recorded by the Clerk of the Circuit Court.
Use Property Appraiser search: for parcel ID, owner name, tax area, values, exemptions and estimate-tax links.
Use Clerk official records: for deeds, mortgages, plats, liens, official record book/page and property fraud alerts.
Recent sale timing: Property Appraiser records say market transactions are typically reflected two to six weeks from closing.
Name misspelling: check whether the error exists in the original recorded document before asking the appraiser to update records.
Sensitive records: official records may contain older sensitive information; use the Clerk’s protection resources if needed.
Avoid delays
Common Pasco County Homestead Mistakes
Applying after March 1: late filing can require VAB or good-cause review.
Using online filing for a trust: Pasco says trust homestead cases should not use the basic online route.
Forgetting spouse rules: Pasco asks for spouse residency details even when the spouse is not shown as owner.
Keeping another residency exemption: another homestead or residency credit can disqualify Florida homestead.
Missing portability: file DR-501T by March 1 if moving from another Florida homestead.
Assuming SOH freezes the bill: SOH limits assessed value growth, not every charge on the bill.
Missing senior in-person filing: Pasco’s income-qualified senior exemption requires office help.
Ignoring the TRIM notice: use it to check exemptions, proposed taxes and appeal deadlines.
Calling the wrong office: Tax Collector collects; Property Appraiser appraises and approves exemptions.
Using property records for screening: appraisal records are not consumer reports.
Decision path
What Should You Do Next?
Just bought a Pasco home: confirm your deed posted, update Florida residency documents and file before March 1.
Moved from another Florida homestead: file homestead and DR-501T portability together.
Property is in a trust: call or visit the Property Appraiser instead of using the basic online route.
Age 65 or older: review the Pasco income-qualified senior exemption and visit an office.
Veteran or disabled owner: gather official proof and review Pasco forms before filing.
Exemption missing on TRIM: contact the Property Appraiser with your parcel number and receipt.
Value looks wrong: discuss with the Property Appraiser and preserve your VAB deadline.
Tax bill looks wrong: contact the Tax Collector with the bill and receipt.
