Florida’s homestead exemption is not one flat deduction from every tax line.

For 2026, the first $25,000 applies to all property taxes, including school taxes.

Lee County Homestead Deadline, Late Filing and Processing

Timely filing March 1

File by March 1 of the tax year in which you qualify.

LeePA states exemption applications are processed by July 1 each year.

TRIM notice Mid-August

Review your proposed taxes, exemptions and Save Our Homes status when the TRIM notice is issued.

Late-filed applications are handled under Florida statutes. File as soon as possible if you missed March 1.

Age 65+

Lee County Senior Homestead Exemptions

Lee County and several Lee County municipalities have adopted additional senior homestead exemptions for qualifying owners age 65 or older with limited household income.

For 2026, the Florida Department of Revenue adjusted income limitation for the senior exemption is $38,686.

County millages $50,000 and up to $250,000

LeePA lists this senior benefit for all Lee County millages when qualifications are met.

City examples $25,000 or $50,000

Sanibel, Bonita Springs and Fort Myers list $25,000; Cape Coral lists $50,000.

Long-term senior Up to assessed value

Fort Myers Beach, Estero and Lee County millages list the long-term senior category up to $250,000.

Age test: at least one applicant must be 65 or older on January 1.

Homestead test: the property must qualify for homestead exemption.

Income test: household income must not exceed the state-adjusted limit.

First-time filing: submit DR-501SC by March 1.

Tax-return filers: LeePA says to submit the current tax return and W-2 for household members by June 1.

Non-filers: LeePA says to submit IRS Form 4506 by March 1 and Social Security statement by June 1.
