Important Polk Homestead Details Most Guides Miss
2026 exemption amount changed: the additional non-school homestead amount is CPI-adjusted, so a county or city line can show more than the old $50,000 total.
School taxes are different: the additional homestead amount does not apply to school district levies.
Online property cards matter: Polk property records can show filed exemption status, senior-income notices, portability fields and taxing district labels.
Portability is not automatic: moving within Florida requires a portability application with the new homestead claim.
Senior exemption is local-option: it applies only where the county or city adopted the benefit.
CDD and non-ad valorem charges remain: homestead may reduce ad valorem taxable value, but many non-ad valorem assessments are not removed.
Late filing is risky: after March 1, contact the Property Appraiser quickly instead of assuming current-year approval.
VAB is separate: filing a homestead application is not the same as filing a formal Value Adjustment Board petition.

Who Qualifies for Polk County Homestead Exemption?
Own the home: you must have legal or equitable title to the Polk County property.
Live there permanently: the property must be your permanent Florida residence as of January 1.
Do not claim another residency benefit: another state or county residency-based exemption can block Florida homestead.
Use the correct address: your Florida driver license or ID and residency documents should support the homestead address.
Trust property can qualify: the trust must support your right to occupy or beneficial ownership interest.
Mobile homes may need extra steps: Florida real-property status and mobile-home registration can affect filing.
Co-owners matter: ownership percentage, marital status and non-resident owners can affect exemption allocation.
Buying after January 1 usually means the new homestead benefit starts the next tax year, unless a specific statutory exception applies.

Save Our Homes and portability
Save Our Homes, Portability and Moving Within Florida
Homestead does more than reduce taxable value. It can also qualify the property for the Save Our Homes assessment limitation.
After the first homestead year, assessed value increases are generally limited to the lower of 3% or the CPI change, subject to Florida law.
Portability can transfer up to $500,000 of a prior Florida Save Our Homes benefit to a new Florida homestead when the rules are met.
Use Form DR-501T: portability is a separate application attached to the homestead filing.
Three-year lookback: the prior homestead must generally be within the three immediately preceding years.
Upsizing vs. downsizing matters: the transferred amount may be calculated differently based on the new home’s value.
Spouse or co-owner issue: former spouses or co-owners may need ownership-share documentation.
Do not wait for the tax bill: claim portability with the new homestead application.
Senior exemptions
Polk County Senior Homestead Exemption Rules

Age 65 by January 1
The senior applicant must generally be 65 or older as of January 1 of the tax year.
Income-limited
Household adjusted gross income must be within the DOR-adjusted limit for the claim year.
Local-option only
The senior benefit applies only to levies of the county or municipality that adopted it.
Polk materials have identified local senior exemptions adopted by the county and selected municipalities. Check the current Property Appraiser record before estimating savings.

What If Your Value, Exemption or Portability Is Wrong?
A homestead application and a Value Adjustment Board petition are different actions.
Use the Property Appraiser first if the issue may be corrected informally.
Property Appraiser review
Use this for ownership, address, building data, value questions, exemption status, portability review and TRIM notice questions.
Bring sales, photos, repair estimates, closing statements, appraisal reports and exemption proof.
Value Adjustment Board petition
Use this if you need a formal hearing about value, exemption denial, classification denial, portability denial or deferral denial.
For 2026, Polk VAB listed a September 11, 2026 petition deadline for value petitions and current-year VAB deadlines.
Polk VAB lists a standard $50 petition fee for many petitions, with statutory fee waivers for certain homestead denial and deferral-denial petitions.
Local tax differences
Why Polk County Homestead Savings Vary by Address
Polk County parcels can have different county, city, school, water-management, CDD and non-ad valorem charges.
A Lakeland, Winter Haven, Haines City, Davenport or unincorporated Polk property can produce a different tax result even with the same assessed value.
Nearby homes can be in different cities, districts or CDD areas, and non-ad valorem charges may not be reduced by homestead.
Avoid delays
Common Polk County Homestead Mistakes
Filing with the wrong office: the Tax Collector does not decide homestead eligibility.
Missing March 1: late filing can push the benefit to the next roll unless a late-file remedy applies.
Ignoring January 1: residency after January 1 usually affects the next tax year.
Forgetting portability: Save Our Homes benefit does not move automatically.
Confusing school and county taxable value: the additional homestead amount does not apply to school levies.
Assuming CDD charges disappear: homestead generally affects ad valorem taxes, not every non-ad valorem assessment.
Missing senior renewal duty: if your income exceeds the senior limit, you must notify the Property Appraiser.
Using public records for screening: property records are not consumer reports.
Decision path
What Should You Do Next?
You bought before January 1: search your parcel, gather residency proof and file by March 1.
You moved from another Florida homestead: file homestead and portability together.
You are 65 or older: check the local-option senior exemption and 2026 income limit.
Your tax bill is wrong: check the Property Appraiser record first, then contact the Tax Collector for bill correction or payment questions.
Your value looks too high: use the TRIM notice and VAB deadline path.
You received a denial: review the denial letter and VAB appeal deadline immediately.
