Content gaps fixed

What Most Bell County Homestead Guides Miss

Bell CAD also handles property-tax payments: do not assume the county tax assessor collects Bell County real-property taxes.

Local exemptions vary by taxing entity: Temple, Salado, Little River-Academy, Temple College, Central Texas College and other units may use different local rules.

There is no annual renewal in most cases: Bell CAD says renewal is not required unless the chief appraiser requests it or you move.

Late filing can still matter: Bell CAD says residence homestead filing can be made up to two years after the delinquency date.

The 10% cap is not the exemption: the cap limits assessed-value growth after the first qualifying year; it does not freeze market value.

Fort Cavazos families need careful document review: military service and temporary absence can affect residency proof and timing.

City and college benefits are parcel-specific: nearby homes can have different taxable values because their taxing-unit mix is different.

Deed records are separate: Bell CAD ownership display helps appraisal work, but deed and lien records belong with the Bell County Clerk.

Qualification

Who Qualifies for a Bell County Residence Homestead Exemption?

1. You must own the home.

The applicant must have a qualifying ownership interest in the property.

2. You must live there as your principal residence.

Bell CAD says the owner must own and reside in the home as of the date of application.

3. You cannot claim another homestead.

The application requires you to state that you do not claim another residence homestead in Texas or outside Texas.

4. Do not file before you qualify.

Bell CAD says applications cannot be filed before the date you qualify for the exemption.

New Bell County homeowners

A property owner who buys after January 1 may receive the residence homestead exemption for the applicable part of that tax year if the previous owner did not receive the same exemption.

The home must become the owner’s principal residence, and the owner cannot claim a residence homestead on another property.

Trusts, co-owners and separate applications

Bell CAD states that each individual owner, except married couples filing together, must complete a separate application for that owner’s interest.

If the property is owned through a qualifying trust, Bell CAD says to attach a copy of the document creating the trust.

Temporary absence

Bell CAD explains that a temporary move may still qualify if you do not establish another principal residence and intend to return within the required period.

Military service outside the United States or living in a health, infirmity or aging facility can affect that time limit.

Before filing

Documents Bell CAD Requires or May Request

Most applicants Updated Texas driver license or Texas ID

Bell CAD’s site says homestead filing must include a driver license, state ID or other information required by the Texas Property Tax Code.

Disabled person exemption Social Security letter, Medicare card or physician statement

Bell CAD explains that disability evidence must show qualification under the Social Security disability definition or accepted medical proof.

Disabled veteran Current or recently received VA award letter

Bell CAD asks for VA documentation for 100% disabled veteran or related survivor claims.

Heir or ownership issue Affidavit and supporting records

Texas Comptroller guidance lists affidavit, death certificate, utility bill and available court-record citations for certain heir-property claims.

Manufactured home Ownership evidence

A manufactured home can qualify if the person living in it owns the home, even if the land is leased.

Trust-owned home Trust document

Bell CAD says to attach the document creating the qualifying trust when the ownership interest is through a trust.

Filing steps

How to Apply for the Bell County Homestead Exemption Online

  1. Confirm the home is your principal residence.

Do not file only because you own a Bell County house. The home must be your residence homestead.

  2. Update your Texas ID before filing.

Use the correct residence address and gather any special documents for disability, veteran, trust or heir-property claims.

  3. Find the correct 2026 property account.

Use the current Bell CAD property search and save the property ID or account number.

Open Bell CAD 2026 Property Search

After opening: search by property ID when you have it. For an address search, start with the street number and street name. If no result appears, remove unit numbers, punctuation and extra street suffixes.

  4. Open Bell CAD online forms.

Select the residence homestead application or disabled veteran application if that is your category.

    Open Bell CAD Online Forms

After opening: select the homestead or disabled veteran filing, enter the property ID, complete owner information, attach required documents, submit, and save the confirmation.

  5. Check the property account later.

Submission is not the same as approval. Search your Bell CAD account again and verify the exemption appears for the correct tax year.

  6. Keep the confirmation and documents.

Save the application, upload receipts, emails, screenshots and any correspondence from Bell CAD.

No-fee warning:

Bell CAD states there is no fee to file exemptions. Be cautious with mailers or online ads that charge homeowners to file a free government application.

Tax savings

How Bell County Homestead Savings Work

Texas property-tax savings are calculated separately by taxing unit.

A Bell County home can be taxed by a school district, Bell County, a city, college district, MUD, WCID, ESD or other special district.

Appraised valueBell CAD’s market-value estimate.
Assessed valueValue after appraisal limitations.
ExemptionsRemoved differently by taxing unit.
Taxable valueValue multiplied by each tax rate.

Simple school-tax example

A $350,000 homestead with the $140,000 school exemption is taxed for school M&O purposes as if $210,000 remains before any other applicable adjustments.

If the school tax rate were 1.000000 per $100, the $140,000 school exemption would illustrate $1,400 in school-tax reduction.

This is only an example. Use the actual taxable value and current rate for each taxing unit on your Bell CAD account.

Estimated school savings: $1,400.00

Estimated local savings: $0.00

Estimated combined savings: $1,400.00

08

Assessment cap

Bell County Homestead Cap: What the 10% Limit Does and Does Not Do

Texas Tax Code Section 23.23 limits certain homestead assessed-value increases to 10% per year after the rule begins.

Bell CAD explains that the limitation starts on January 1 of the tax year after the first year the owner qualifies the property for homestead.

It can limit Assessed value

The cap affects the assessed value used for taxation.

It does not freeze Market value

Bell CAD can still show market value increases based on sales data.

It excludes New improvements

New additions such as rooms, pools or garages can change the calculation.

Do not confuse exemption savings with cap savings.

The exemption reduces taxable value. The cap limits certain assessed-value growth after qualification. They are related but not the same benefit.

09

65+ and disability

Bell County Age 65 or Older and Disabled Person Benefits

Texas school districts must provide an additional $60,000 exemption for qualifying age-65-or-older or disabled homeowners.

Bell CAD’s taxing-entity table also lists local over-65 and local disabled benefits for some Bell County taxing units.

Bell County $16,670 local over-65

Bell CAD lists this local over-65 exemption for Bell County.

Bell County $10,000 local disabled

Bell CAD lists this local disabled exemption for Bell County.

School taxes Tax ceiling

Bell CAD explains that school taxes are automatically limited when the 65+ or disabled exemption qualifies.

A county, city or junior college may also limit taxes for age-65-or-older or disabled homeowners if that taxing unit adopts a tax ceiling.

Bell CAD also explains that an eligible homeowner generally may not receive both the age-65-or-older and disabled person exemption from the same taxing unit in the same tax year.

10

Veteran and survivor categories

Disabled Veteran, 100% Disabled Veteran and Surviving-Spouse Benefits

Partial disabled veteran Rating-based exemption

Texas provides disabled veteran exemptions based on disability rating for certain property.

100% disabled veteran Total homestead exemption

Bell CAD explains that qualifying 100% disabled veterans may receive exemption of the total appraised value of the residence homestead.

Surviving spouse Separate proof required

Survivor benefits require the correct category and documentation.

Bell CAD lists 100% disabled veteran, surviving spouse of an armed services member killed in action and surviving spouse of a first responder killed in the line of duty among qualifying exemption categories.

Prepare a current or recently received VA award letter when the veteran category requires VA proof.

11

Local taxing units

Bell County Cities, Schools, Colleges and Special-District Exemptions

Bell County homes do not all receive the same local homestead benefits.

Your parcel’s city, school district, college district, road district, MUD, WCID or ESD can change the final taxable values.

School districts: Academy, Bartlett, Belton, Holland, Killeen, Rogers, Salado, Temple and Troy ISD lines show the $140,000 school homestead exemption and $60,000 age-65-or-disabled school amount.

Temple and Salado: Bell CAD lists local homestead entries shown as $5,000 / 20% for Temple City and Salado Village.

After filing

How to Check Bell County Homestead Status

Check your submission proof.

Confirm that you actually submitted the online filing and did not stop at a draft or form download.

Search the 2026 property record.

Open Bell CAD’s current-year property search and review the exemptions or taxable-value section.

Check the affected taxing units.

A school exemption, city exemption, college exemption and county benefit can affect different lines.

Contact Bell CAD if missing.

Have the property ID, owner name, filing date and confirmation ready.

13

Value dispute

Homestead Exemption vs. Bell CAD Protest

A homestead application is not the same as a property-value protest.

File homestead when the issue is exemption eligibility. Protest when the issue is market value, unequal appraisal, exemption denial, classification or another protestable appraisal action.

Homestead problem

Use this path if the exemption is missing, denied, pending or applied to the wrong tax year.

Start with Bell CAD forms, property search and customer service.

Value problem

Use this path if the market value, assessed value, characteristics or equal appraisal looks wrong.

Use Bell CAD protest information and the deadline shown on your notice.

14

Tax payment note

Property-Tax Bills, Refunds and Payment Questions

Bell CAD provides the property-tax payment route for Bell County property taxes.

Bell CAD payment guidance says online and phone payments can be made by card or e-check, while in-person payments can be made at all locations with no fee.

15

Deed and ownership records

When to Use the Bell County Clerk

Bell CAD ownership records help with appraisal and tax work.

They do not replace the official deed, lien or recorded property document.

Use the Bell County Clerk’s official records search when the issue involves a recorded deed, deed of trust, release, lien, plat or document number.

Legal caution:

Do not use Bell CAD acreage, maps or abbreviated legal descriptions as a substitute for a deed, title review, plat or survey.

16

Decision path

What Should You Do Next?

If you bought and moved into a Bell County home: update your Texas ID, search the 2026 property account, and file with Bell CAD.

If April 30 has passed: file anyway and let Bell CAD determine available late-filing remedies.

If you turned 65: apply for or verify the 65+ exemption and school-tax ceiling.

If you are disabled: prepare Social Security, Medicare or physician documentation and file the disabled person exemption.

If you are a disabled veteran: prepare a current or recently received VA award letter and choose the correct veteran category.

If the tax bill still looks wrong: check whether the exemption appears on each taxing-unit line before asking for a refund or correction.

If the owner name or deed is wrong: check Bell County Clerk records and get legal help if a deed correction is needed.
