Details Many Hidalgo County Homestead Guides Miss

HCAD is the filing office: the Tax Office collects taxes, but Hidalgo CAD decides exemption eligibility.

School exemption is large: for 2026, the statewide school homestead exemption is $140,000.

Over-65 or disabled exemption adds more: qualifying homeowners receive an additional $60,000 school exemption.

Driver license address matters: Texas homestead filing usually requires a Texas ID address that matches the homestead address.

Heir property needs extra proof: heir owners may need Form 50-114-A, a death certificate, utility bill and ownership evidence.

Taxing units vary: Hidalgo County homes may be inside different ISDs, cities, drainage districts, college districts, MUDs or special districts.

10% cap is not a tax freeze: it limits appraised value growth after qualification, but rates and new improvements can still change taxes.

Spanish resources exist: the Hidalgo County Tax Office page links Spanish-language property tax information for taxpayers.

04

Qualification rules

Who Qualifies for the Hidalgo County Homestead Exemption?

Ownership: you must have an ownership interest in the Hidalgo County property.

Principal residence: you must use the property as your main home.

One homestead: you must not claim another residence homestead in Texas or outside Texas.

Individual owner: the general residence homestead is for qualifying individuals, not ordinary business property.

Up to 20 acres: a Texas residence homestead can include qualifying land used with the home, up to the statutory limit.

After January 1 purchase: a new owner may receive a prorated general homestead exemption if the previous owner did not receive the same exemption for that year.

Military or confidential address: special address-match exceptions may apply, but HCAD should verify the exact document needed.

New buyer warning:

The seller’s exemption, appraised-value cap and tax bill do not automatically become your exemption or future tax bill. File your own application after you qualify.

  4. Add special affidavits if needed.

Heir-property and certain ownership situations can require Form 50-114-A.

    Open Form 50-114-A
After opening: use the affidavit only if your ownership situation requires it. Attach it to the main homestead application.
  5. Submit to Hidalgo CAD.

Do not send the homestead application to the Texas Comptroller or the Hidalgo County Tax Office unless HCAD tells you to do so.

Savings math

How Much Can the Hidalgo County Homestead Exemption Save?

A homestead exemption does not lower the market value shown by the appraisal district.

It lowers the taxable value used by one or more taxing units.

The largest 2026 statewide benefit is the $140,000 school district homestead exemption.

Appraised valueExample: $250,000
School exemption−$140,000
School taxable value$110,000 before other limits
Tax savingsExemption × tax rate

Simple school-tax example

$250,000 appraised value − $140,000 school homestead exemption = $110,000 school taxable value.

If the school tax rate were 1.00 per $100, the $140,000 exemption would save about $1,400.

Your actual savings depend on the school, county, city, drainage, college, MUD and other tax rates on your account.

09

Appraised value limit

Texas 10% Homestead Cap in Hidalgo County

Texas residence homesteads can receive an appraised-value limitation after the property qualifies.

This is commonly called the 10% homestead cap.

It is not a 10% tax-bill cap. Tax rates, new improvements and non-homestead value can still change the final bill.

Market value: HCAD may still show the full market value estimate.

Appraised value: the capped appraised value may be lower than market value after the limitation applies.

New improvements: qualifying new construction can be added outside the normal cap calculation.

New buyer: the prior owner’s cap does not automatically become the new owner’s first-year value.

10

Age 65 and disability

Over-65, Disabled Person, Surviving Spouse and Tax Ceiling Benefits

Additional school exemption: qualifying age 65 or disabled homeowners receive an extra $60,000 school exemption.

School tax ceiling: school district taxes are generally limited after the homeowner qualifies for over-65 or disabled benefits.

Surviving spouse: a surviving spouse age 55 or older may continue a deceased spouse’s over-65 benefit if all requirements are met.

Quarterly payments: over-65 and disabled homestead accounts may qualify for installment payment options.

Tax deferral: over-65 and disabled homeowners may ask about tax deferral, but interest and lien rules apply.

One benefit per taxing unit: a person generally cannot receive both over-65 and disabled exemptions from the same taxing unit.

Open Texas exemption guidance
After opening: read the age 65 or older and disabled person section, then confirm Hidalgo CAD’s documents and filing method.
11

Veteran and survivor benefits

Disabled Veteran and Surviving Spouse Homestead Benefits

Texas has several disabled veteran and survivor property-tax benefits.

Some reduce one property by a fixed amount. Others can fully exempt a qualifying residence homestead.

10% to 29% disability rating: a partial disabled veteran exemption may apply.

30% to 49% disability rating: a higher partial exemption may apply.

50% to 69% disability rating: a higher partial exemption may apply.

70% to 100% disability rating: a higher partial exemption may apply.

100% disabled veteran homestead: a qualifying veteran may receive a total residence homestead exemption.

Surviving spouse: some benefits can continue when the spouse remains unmarried and meets residence rules.

Open disabled veteran exemption form
After opening: use Form 50-135 for general disabled veteran or survivor exemptions. Ask HCAD which form applies to a 100% disabled veteran residence homestead claim.

Avoid delays

Common Hidalgo County Homestead Mistakes

Filing with the Tax Office: exemption applications go to Hidalgo CAD, not the Tax Office payment department.

Leaving ID address mismatched: update Texas ID or ask HCAD what exception proof is accepted.

Assuming the seller’s cap transfers: the new owner must qualify separately.

Missing over-65 benefits: apply when eligible and ask about the school tax ceiling.

Ignoring heir-property rules: ownership proof can take longer when the applicant is not clearly named on a recorded deed.

Waiting until protest season: exemption and protest deadlines overlap with appraisal notice season.

Comparing only market value: taxable value, exemptions, tax ceilings and rates determine the bill.

17

Decision path

What Should You Do Next?

If you just bought a home: search HCAD, confirm ownership, update ID address and file Form 50-114.

If the deadline passed: call HCAD and ask whether a late homestead application can still be accepted for your tax year.

If you turned 65: file for the over-65 benefit and ask about the school tax ceiling.

If you are disabled: gather Social Security disability proof and ask HCAD what documentation is accepted.

If you are a disabled veteran: verify whether Form 50-135 or Form 50-114 applies to your specific benefit.

If the bill is already issued: contact HCAD for exemption correction and the Tax Office for bill, payment or refund questions.
