What the Volusia County Homestead Exemption Actually Does
Homestead exemption reduces taxable value. It does not reduce the just or market value shown by the Property Appraiser.
A Volusia County property can have different taxable values for school, county, city, water management, fire, hospital or special district taxes.
That is why the same exemption can create different savings in Daytona Beach, DeLand, Deltona, Ormond Beach, Port Orange or unincorporated Volusia County.
Homestead affects ad valorem taxable value. It may not reduce fixed assessments, solid waste, stormwater, fire assessments or other non-ad valorem lines.

At the time reviewed, SmartFile says online filing is accepting tax year 2027 applications only. If you need another year, contact the Property Appraiser before filing.

Florida driver license or Florida ID: required proof should reflect the Volusia homestead address.
Florida vehicle tag or voter registration: SmartFile asks for vehicle tag and/or voter registration reflecting the homestead address.
Social Security number: required for each applicant and spouse, even if the spouse does not own or live on the property.
Date of birth: needed for identity and age-based exemption categories.
Date of occupancy: the application asks when you moved into the property.
Date moved to Florida: useful to establish permanent Florida residence.

How Much Can Volusia County Homestead Exemption Save?
Florida homestead exemption can reduce taxable value by as much as $50,000, but the second portion does not apply to school levies.
For 2026, Volusia County lists the first $25,000 exemption and an additional exemption of up to $26,411 when assessed value is high enough.

If assessed value is $76,411 or higher, the maximum additional 2026 homestead amount shown by Volusia is $26,411.
The first $25,000 can affect school and non-school ad valorem taxes.

Save Our Homes
Save Our Homes Cap and Portability in Volusia County
Homestead exemption can qualify a Florida home for the Save Our Homes assessment limitation.
Portability lets eligible homeowners transfer all or part of their SOH assessment difference to a new Florida homestead.
Homestead does not transfer automatically: if you move to a new Volusia County home, file a new homestead application.
Portability is separate: file DR-501T with the new homestead application.
Three-year window: Volusia’s guidance says you must apply within three years if you have portability benefit.
Maximum portable benefit: the tax estimator explains SOH benefit may be portable up to $500,000.
Old exemption removal: staff can remove the former exemption when a new Volusia homestead is filed.

Volusia County Senior Homestead Exemptions
Senior exemptions are local-option benefits. The owner must already qualify for homestead and must meet age and income rules.
Volusia lists the 2026 senior income threshold as $38,686 for the prior year household income test.
All County Taxing Authorities: maximum additional exemption $50,000.
Daytona Beach: $50,000.
Deltona: $50,000.
Flagler Beach: $50,000.
Pierson: $50,000.
Daytona Beach Shores, DeBary, DeLand, Edgewater, Lake Helen, Holly Hill, New Smyrna Beach, Orange City, Ormond Beach, Ponce Inlet, Port Orange and South Daytona: $25,000.
Oak Hill: $10,000.
Volusia says federal income tax returns, W-2 forms and other household income documents must be provided. Proof of age is also required.
Veterans, disability and survivors
Veteran, Disability, First Responder and Survivor Benefits
$5,000 disability exemption
Volusia says this reduces assessed value by $5,000 and may save approximately $100 annually.
Documentation from a Florida physician, VA or Social Security Administration may be required.
Total and permanent disability
Some non-service-connected total and permanent disability cases can receive a larger exemption.
Income limits and physician certifications may apply.
Veteran 10% or more disability
A Florida resident veteran with at least 10% service-connected disability may qualify for a $5,000 exemption.
VA rating documentation is required.
Combat-related disability discount
Age 65+ veterans with combat-related permanent service-connected disability may receive a percentage discount.
DD214, proof of age and VA rating letter are commonly required.
Total and permanent disabled veteran
A qualifying service-connected total and permanent disabled veteran may receive full homestead ad valorem tax exemption.

After filing, check the property record and TRIM notice before relying on the final tax bill.
If the exemption is missing, start with the Property Appraiser because that office determines exemptions and certifies corrections.
Property record: confirm owner, mailing address, site address, exemption and values.
TRIM notice: review proposed taxes, exemptions, value changes and public hearing information in August.
Tax bill: review ad valorem and non-ad valorem charges separately.
Mortgage escrow: your mortgage company may get the original bill, but you should still confirm exemption status.
Missing bill: the Tax Collector says failure to receive a bill does not remove the duty to pay before delinquency.
Address changes: update the Property Appraiser because tax bills use the owner address on the certified tax roll.
