Iowa Document Formatting Standards and Cover Page

Iowa uses recording standards under Iowa Code sections 331.606A and 331.606B.

Sac County states that the first page of a document must contain three inches of blank space at the top.

If a document does not contain the required space, a separate Recorder cover page may be necessary.

Documents must also be legible, reproducible and properly executed.

Open Sac County formatting standards
After opening this link: Review the county’s formatting standards and download the Recorder’s Cover Page if the first page lacks the required three-inch recording area.
Why this matters

A deed can be properly signed but still fail recording because of formatting, missing legal description or required accompanying paperwork.

Recorded deed copies may be used for personal records, financial transactions and title research.

A certified copy carries the Recorder’s certification and is different from an ordinary printed copy.

Use Iowa Land Records to locate an available document image and determine whether an ordinary copy meets your needs.

Confirm the county’s current reproduction charge if ordering directly from Recorder staff.

Common problems

Sac County Recorder Mistakes to Avoid

Using the California office: Sac County, Iowa, is not Sacramento County, California.

Searching an obsolete portal: use the current Iowa Land Records application rather than relying on the discontinued legacy search.

Using an abbreviated legal description: tax statements and Beacon descriptions may not satisfy deed-recording requirements.

Missing the first-page recording area: Iowa requires three inches of blank space at the top, or a compliant cover page.

Forgetting the Declaration of Value: check the form requirement and exemptions for property conveyances.

Forgetting the Groundwater Hazard Statement: verify the requirement and the current form.

Underpaying: deeds can involve recording charges, Auditor transfer fees and transfer tax.

Expecting the Recorder to prepare a deed: legal document preparation belongs with a qualified professional.
