Property address to deed

How to Find a Nye County Deed Using a Street Address

A deed index is generally organized around recorded parties and instruments. If you only know a street address, the Nye County Assessor Property Inquiry is the better first stop.

The official Assessor system supports parcel ID, owner name, house number, street name, city and ZIP-code searches.

  1. Open the county Assessor search.

Use the Nye County Assessor’s official property inquiry service.

    Open Nye County Property Inquiry
After opening: Select Parcel Search. Enter the house number and street name, or search by owner name or eight-digit parcel ID.
  2. Identify the correct parcel.

Compare the address, owner name and available parcel information.

  3. Save the parcel number.

The county uses eight-digit parcel IDs without dashes in its Assessor system.

  4. Return to the Recorder’s portal.

Search the owner’s name or recorded-document reference to locate the deed.

  5. Compare the legal description.

Confirm that the recorded instrument relates to the same property.

How to view a plat map

The Nye County Assessor also provides online parcel plat maps.

According to the county’s instructions, search using the eight-digit parcel ID, then select View Plat Map from the property result.

Assessor vs. Recorder:

The Assessor supplies parcel, ownership-for-taxation and assessment information. The Recorder maintains the actual recorded deed and other legal instruments.

Nevada recording procedure

How to Record a Deed in Nye County Nevada

Nevada requires particular forms and information before a deed transferring real property can be recorded.

The Recorder records documents but does not prepare deeds or advise on the legal effect of a conveyance.

  1. Prepare the correct deed.

Check the grantor, grantee, legal description, vesting language, execution and notarization.

Consult a Nevada real-estate attorney if you are unsure which instrument should be used.

  2. Review recording-format standards.

Ensure the document has the required first-page recording space, margins, paper size and legible text.

  3. Complete the Declaration of Value.

Nye County requires a Declaration of Value when a document transfers real property.

Complete all required lines, including for transfers claiming an exemption.

  4. Check Real Property Transfer Tax.

Determine whether tax is due or a Nevada statutory exemption applies.

The exemption reason must be properly stated when applicable.

  5. Add a cover page if needed.

A cover page may be required when the instrument lacks the required 3-by-3-inch upper-right space, is being re-recorded or contains particular protected information.

  6. Calculate the correct recording fee.

Check the Recorder’s current schedule and add the real-property transfer tax or other applicable charge.

  7. Submit the deed.

Record in Tonopah or Pahrump, mail the original using county instructions, or use an accepted electronic-recording provider.

  8. Retain the recording reference.

Save the official document number or book/page reference and confirm the completed recording.

Official deed guidance: Open Nye County Deed Information . Review the Declaration of Value, deed requirements, recording format and transfer-tax exemption instructions.
A recorded deed cannot be casually edited.

Corrections or ownership changes can require a new legally effective instrument. Recorder staff cannot select the correct deed form or provide legal advice.

Avoid extra fees

Nye County Recording Format and Cover Page Requirements

Nevada Revised Statutes §247.110 contains document-formatting standards used by Nye County.

The county’s required-format template identifies these common specifications.

  • Use white 8½-by-11-inch, 20-pound paper unless an exception applies.
  • Leave one-inch left, right and bottom margins.
  • Reserve a 3-by-3-inch space in the upper-right corner of page one.
  • Leave a one-inch top margin on succeeding pages.
  • Print on one side of each page.
  • Do not bind pages together.
  • Avoid highlighting and markings that overlap required text or signatures.
  • Use clearly legible text meeting Nevada’s font requirements.
  • Include appropriate indexing and return information.

When is a cover page required?

Nye County’s FAQ identifies three common situations:

No 3-by-3-inch recording space A cover page may provide the needed recording space.
Re-recording a document The Recorder may require the proper cover-page information.
Protected personal information Additional legal justification and execution requirements can apply.
Nonconforming document fee:

The county FAQ identifies an additional $25 nonconforming-format fee when a deed does not meet the applicable recording standards.

After opening Document Information: select “Required Format for all Documents” or “Cover Page” before printing the instrument.
08

Official recording charges

Nye County Recorder Fees and Copy Costs

Nye County’s recording fees follow Nevada’s statutory predictable-fee structure.

The commonly published charge for an ordinary standard document is $37, consisting of the $25 base charge and statutory surcharges. Special instruments can cost more.

Standard recording $37

Commonly published total; verify document type.

Base statutory charge $25

Part of the standard recording fee.

Nonconforming format +$25

When the applicable additional fee is imposed.

Ordinary copy $1/page

Recorder’s published copy request charge.

Certification +$4

Additional fee when certification is requested.

Marriage certificate $15

Separate Recorder record-copy service.

What is included in a standard recording fee?

Nevada recording charges may include statutory amounts designated for legal services, court-investigator compensation, former foster-care programs and Recorder technology.

The amount due depends on the instrument and statutory category. Notices of default, maps, mining documents and other specialized filings can have different charges.

Why you should verify the PDF fee schedule

The official Nye County Recorder website links to its complete document-fee schedule.

The online schedule may be updated when state legislation changes statutory charges.

For an unusual instrument, request a fee calculation from the Recorder rather than applying the standard fee automatically.

Recording fees are separate from transfer tax.

A taxable deed can require Real Property Transfer Tax in addition to the standard recording charge.

After opening Recorder Forms & Information: select “Fee Schedule (PDF)” and locate the precise instrument category before payment.
09

Nevada deed transfer tax

Nye County Real Property Transfer Tax and Declaration of Value

Nevada imposes Real Property Transfer Tax (RPTT) on certain conveyances of real estate.

For Nye County, the county’s transfer-tax schedule and Nevada Revised Statutes Chapter 375 determine the amount and available exemptions.

Declaration of Value is mandatory for qualifying transfers

Nye County requires a completed Declaration of Value form with documents transferring real property.

This applies even when the deed qualifies for a transfer-tax exemption.

Every required line must be completed. Where an exemption is claimed, the proper exemption reason must be stated.

How transfer tax is calculated

Nevada calculates transfer tax using the applicable rate for the property’s county and the statutory taxable value or consideration.

The exact tax can depend on transaction value, county rate and whether the conveyance qualifies for a statutory exemption.

Use the county’s official Real Property Transfer Tax Calculation and Chart rather than estimating from another Nevada county’s rate.

Examples of transactions requiring exemption review

  • Transfers between qualifying family members.
  • Transfers involving certain trusts.
  • Transfers involving business entities.
  • Transfers by court order or operation of law.
  • Transfers involving nominal consideration.
  • Other exemptions specifically listed in Nevada law.
No purchase price does not automatically mean no transfer tax.

Nevada exemptions depend on the legal facts and the statute. Do not substitute a nominal amount or an informal statement for the correct exemption code.

Overpaid Real Property Transfer Tax?

Nye County provides a Real Property Transfer Tax refund form for potentially eligible overpayments.

Keep the recorded document number and proof of payment when seeking a refund.

Official resources: Declaration of Value, Exemption List and Refund Form . The same page also provides guidance about nominal consideration.

Certification costs extra and should be requested when a receiving organization requires it.

Other Nye County recording services

Mining Claims, Homestead Declarations, Maps and Marriage Records

Mining claims and mining documents

Nye County has significant mining activity, so mining-related recordings are an important part of the Recorder’s services.

The Recorder’s FAQ states that the office does not provide blank mining-claim forms.

For mining forms and guidance, contact the Nevada Division of Minerals at 775-684-7040.

Mining-claim recording is different from recording a residential deed. Verify the specific instrument requirements, fees and deadlines.

Homestead declarations

The Recorder provides a fillable Nevada Homestead Declaration form.

A properly recorded homestead declaration may provide protections under Nevada law, subject to statutory limits and exceptions.

The Recorder cannot determine your eligibility or provide advice about how the protection applies to a debt or judgment.

Abandonment of homestead

Nye County also publishes an Abandonment of Homestead form.

Review the legal effects before signing a document that may change an existing homestead designation.

Subdivision indexes and maps

The county’s Recorder forms page includes a Subdivision Index.

The Assessor also provides parcel plat maps through the Property Inquiry system.

A plat or assessor map should not be treated as a substitute for a boundary survey or full title review.

Marriage record copies

The Recorder handles recorded marriage certificates.

The county lists a $15 marriage certificate copy fee.

For a new marriage license, contact the Nye County Clerk, not the Recorder.
