How to Record a Deed in Platte County, Missouri

Missouri deed recording requires a properly prepared document that meets both legal requirements and recorder formatting standards.

The Recorder’s Office maintains the public record. It does not replace an attorney or title professional when selecting the right deed or resolving ownership issues.

  1. Prepare the correct deed.

Use the appropriate Missouri deed type for the transaction. Ask an attorney or title company when ownership consequences are uncertain.

  2. Identify grantors and grantees.

Include the required names and clearly label grantors and grantees so the county can index the document.

  3. Include the legal description.

Use an adequate property legal description. The county does not accept a street address alone as the legal description.

  4. Review execution and notarization.

Confirm that signatures, acknowledgments and any other execution requirements are satisfied.

  5. Check page formatting.

Reserve the first-page recording margin and verify paper size, print legibility and first-page information.

  6. Calculate the current recording fee.

Use the updated August 28, 2026 fee schedule. Older $24 first-page prices are no longer current.

  7. Submit during recording hours.

Platte County records documents from 9 AM to 4 PM, Monday through Friday, except closures.

  8. Keep the recording reference.

Save your recording information and verify the indexed record after processing.

Formatting requirements that matter

Paper: generally 8½ × 11 inches, white or light-colored stock.

Print: black or dark ink, on one side of the page.

First-page top margin: reserve 3 inches for the Recorder’s certification.

Other margins: generally at least ¾ inch.

Text: minimum 8-point type for required information.

Names: print, type or stamp the name below signatures.

Marital status: the county’s first-page rules require grantors’ marital status.

References: include the original recording reference when a release or assignment requires one.

Open Official Document Formatting Standards

After opening: check the 3-inch first-page margin, signatures, legal description and grantor/grantee designations before submitting the original.

Local guidance

Platte County Land Records: Platte City, Parkville and Kansas City

The Platte County Recorder serves properties located throughout Platte County, not only those within Platte City.

That includes property in places such as Parkville, Riverside, Weston, Weatherby Lake and the Platte County portion of Kansas City.

Check the correct county first

Kansas City extends into more than one county. A Kansas City mailing address alone does not establish that the deed is recorded in Platte County.

Confirm the property’s county using the parcel or tax record before choosing the Recorder search portal.

Some land records are older than the online index

If an older document is difficult to locate online, contact the Recorder with the party names and approximate recording period.

The Recorder maintains the county’s historical recording records, but online access and image availability can differ by document age.

Missouri beneficiary deeds

Missouri recognizes beneficiary deeds, which can transfer an interest at death when the statutory requirements are met.

Because beneficiary deeds have important timing and ownership consequences, use a qualified Missouri attorney for legal questions rather than relying on a blank template.

Avoid these errors

Common Platte County Recorder Search and Filing Mistakes

Using an outdated recording fee: fees increased on August 28, 2026.

Arriving after 4 PM: the office may remain open for other services, but the recording window has ended.

Visiting the wrong room: the Recorder’s current county address identifies Room 035.

Using only a street address: deed research generally works best with grantor or grantee names.

Missing the 3-inch margin: Missouri’s standard first-page recording margin is important.

Using an incomplete legal description: a street address is not a substitute for the legal description.

Confusing a copy with a title search: one recorded deed cannot prove the entire chain of ownership is clear.

Searching for divorce records here: the Circuit Clerk handles divorce records.

Assuming notification prevents fraud: recording alerts are informational, not a block on document filings.
