How to Search Gloucester County Deeds and Land Records Online

The county’s public search is free. Searching, viewing, printing and downloading available recorded documents are provided without a search charge.
-

Select New Jersey and Gloucester County.
Make sure you’re viewing the Gloucester County Clerk’s records rather than a similarly named jurisdiction.

The portal provides a Search Criteria menu for options beyond party-name searching.
-
Review the document details.
Compare the recording date, document type, parties and recording reference.
-
View or print the matching deed.
Open the available image. Keep its book/page or instrument reference for future use.
Choose Gloucester County, review the public-access notice, then use the name-search or Search Criteria menu. If document printing opens a new window, your browser may need permission to open pop-ups.
What if you only know the property address?
A street address may not be the most reliable way to identify every deed associated with a parcel. Start with the county’s assessment resources to obtain the owner name and property identification.
Then search that name in U.S. Land Records. For older transactions, try a previous owner, former surname or trust name.
Open Gloucester County Assessment Office ↗Find the Assessment Records link and locate the correct parcel. Record its owner, block and lot, then return to the Clerk’s deed search.
Why can’t you find a particular deed?
Spelling variation: try alternate surnames, initials and prior owners.
Trust or company: search the exact entity name if the property is not held individually.
Old recording: contact the Record Room about historical books and indexing.
Privacy restrictions: some records are redacted under New Jersey’s Daniel’s Law protections.
Too many results: narrow the dates or choose a more specific document-search criterion.
A deed search shows recorded documents. It does not establish that a property’s entire chain of title is clear of liens, ownership disputes or other legal issues.

The County Clerk’s fee schedule lists $30 for the first page and $10 for each additional page for many recorded real estate instruments.
Some document categories also carry notation or abstract fees. New Jersey Realty Transfer Fees are separate from the Recorder’s page charges.

$30 first page + $10 second page + $10 third page = $50.
This is a page-fee example only. It does not include transfer tax, extra notations or other applicable charges.New Jersey Realty Transfer Fee

A $50 recording charge may be only one part of the transaction. Realty Transfer Fees and required seller tax filings can materially change the total.
