Williamson County TX Homestead Exemption: Rules & Savings

If a Williamson County home is your principal residence, a residence homestead exemption can reduce the taxable value used by several taxing units and can eventually activate Texas’ 10% homestead appraisal limitation.

For 2026, Texas school districts must subtract $140,000 from the taxable value of a qualifying residence homestead. Williamson County also currently provides a local homestead exemption equal to 5% of appraised value, with a minimum $5,000 exemption, while the Williamson County Farm-to-Market/Road levy receives the mandatory $3,000 homestead exemption.

Applications are handled by the Williamson Central Appraisal District (WCAD) in Georgetown, not by the Williamson County Tax Assessor-Collector.

Who Qualifies for a Williamson County Residence Homestead Exemption?

1 Ownership interest

You must have a qualifying ownership interest in the property.

2 Principal residence

You must occupy the property as your principal residence.

3 One residence homestead

Form 50-114 requires you to affirm that you are not claiming another residence homestead in Texas or outside Texas.

Up to 20 acres can qualify

Texas residence-homestead law can include up to 20 acres used for residential purposes.

WCAD’s electronic application specifically asks owners of residential properties larger than one acre about homestead acreage. WCAD’s current guidance explains that it can flag up to 20 acres automatically except where agricultural use, commercial use, multiple improvements or an owner request requires separate treatment.

Bought the home after January 1?

Texas law no longer always requires a purchaser to wait until the next tax year. If the previous owner did not receive the general homestead exemption for that year, a new owner can qualify for the applicable prorated portion after acquiring and occupying the property as the principal residence.

The prior owner’s homestead does not become yours

A seller’s exemption belongs to the seller’s qualification. A new owner should file their own application and should not assume that an exemption appearing on an old tax statement will continue automatically.

An inherited home can still qualify

Williamson County Homestead Exemption for Heir Property

A person does not necessarily lose the residence homestead exemption merely because inheritance paperwork has not yet placed their name on a recorded deed.

Texas created a specific heir-property procedure for an heir who occupies inherited property as a principal residence.

1 Ownership affidavit

Form 50-114-A can be used to establish the applicant’s ownership interest.

2 Prior owner’s death certificate

Required when the applicant is claiming through heir-property ownership.

3 Recent utility bill

Texas law calls for the most recent utility bill for the property.

4 Court-record citation if available

Include available probate, succession or other court information relating to ownership.

Other heirs who own an interest and occupy the property as their principal residence may also need to sign an authorization affidavit.

You are not automatically required to produce a recorded deed merely because the property is heir property.

Texas law specifically provides the alternative affidavit process for qualifying heir-property owners.

How to Apply for the Williamson County Homestead Exemption Online

WCAD recommends its online process because the property information is prefilled, documents can be uploaded and the submission produces electronic confirmation.

    WCAD’s current 2026 electronic instructions ask whether the filing is for a prior year and then ask which year the owner first qualified.

    WCAD states that its Appraisal District Account / Quick Ref information is populated automatically in the electronic application.

    Provide the property-acquisition date and the date you began occupying it as your principal residence.

    The application asks about heir property, manufactured housing, income-producing use and, where applicable, residential acreage.

    Attach the matching Texas ID and any special documentation required by your exemption category. Remember WCAD’s lowercase file-extension rule.

    By signing, you affirm that the application is accurate and that you are not claiming a residence-homestead exemption on another residence.

    Keep the confirmation screen and email. WCAD says online applicants generally receive a submission email from no-reply@trueroll.io within 48 hours.

Filing with WCAD is free.

WCAD specifically warns property owners that private companies can mail solicitations offering to submit a homestead exemption for a fee. You do not need to pay a company simply to file the WCAD application.

April 30 is not the end of the story

Williamson County Homestead Deadline and Late Filing

A residence homestead application can generally be filed no later than two years after the tax delinquency date.

WCAD’s current deadline table lists this date for a 2026 residence homestead application.

This is important in August 2026: missing April 30 does not mean a qualifying 2026 Williamson County homeowner should abandon the application.

File as soon as possible. WCAD’s current electronic instructions treat applications for years before 2026 as prior-year/late filings, while current year filing remains available.

Do not intentionally wait for the late deadline.

Filing late can delay exemption corrections, tax recalculation and refunds. It can also make closing records, escrow balances and prior-year ownership harder to reconcile.

What happens if WCAD approves a prior-year exemption?

Texas law requires the appraisal district to notify the applicable tax collectors. If tax has not yet been paid, the exemption can reduce the outstanding bill. If qualifying tax was already paid, a refund can be issued under the statutory procedure.

WCAD specifically directs prior-year refund questions to the Williamson County Tax Assessor-Collector.

The second major homestead benefit

How the Texas 10% Homestead Appraisal Cap Works in Williamson County

A homestead exemption can eventually protect more value than the direct dollar exemptions alone because Texas limits annual growth in the appraised value of an established residence homestead.

When does the cap begin?

WCAD states that the limitation begins on January 1 of the tax year after the first full qualifying homestead year.

A homeowner receiving a prorated homestead after buying during the year is treated as qualifying on January 1 of the following year for purposes of the cap. The property must then complete that full qualifying year before the cap adjustment begins.

2026 Buy & occupy

Qualifying prorated homestead can begin.

Property is treated as qualified January 1.

2028 Cap can begin

Assuming the statutory qualification continues.

Example

Assume a property’s prior qualifying appraised value was $400,000 and the next year’s market value rises to $500,000 with no qualifying new improvements.

$400,000 × 1.10 = $440,000 The simplified capped appraised value would be $440,000 rather than $500,000.
The homestead cap does not limit your final tax bill to a 10% increase.

It limits qualifying appraised-value growth. Tax rates, exemptions and new improvements can still change the amount due.

New construction is not automatically protected in its first year

WCAD specifically notes that qualifying new improvement value can be added outside the existing homestead cap when the improvement first appears on the appraisal roll.

This is especially important for newly constructed homes that were incomplete on January 1. Completion added later can create new value that does not receive the ordinary prior-year cap treatment immediately.

Large additional local benefit

Williamson County Age 65+ and Disabled Homestead Exemptions

Williamson County homeowners who qualify as age 65 or older or disabled can receive benefits beyond the ordinary homestead exemption.

School district +$60,000

Texas requires school districts to provide an additional $60,000 exemption for a qualifying age-65-or-older or disabled homeowner.

Williamson County +$125,000

WCAD’s current local guidance states that Williamson County provides an additional $125,000 value reduction for qualifying age-65 homeowners. WCAD’s exemption tables also show the same local amount for qualifying disabled homeowners.

School exemption total $200,000

A qualifying property can therefore have the $140,000 general school homestead exemption plus the additional $60,000 age/disability school exemption.

Tax ceilings School + local adopted units

WCAD states that qualifying school, county and road taxes can establish tax-ceiling amounts for age-65 or disabled homeowners.

Age 65 eligibility

WCAD allows an owner to qualify during the year the owner turns 65. The property must be owned and occupied as the person’s residence homestead.

Disabled-person eligibility

Texas uses the disability standard associated with the federal Old-Age, Survivors and Disability Insurance Act rather than treating every disability program as automatically qualifying.

WCAD asks for supporting documentation such as a qualifying Social Security disability-benefits record or other accepted evidence.

Age 65 and disabled exemptions do not simply double on the same taxing unit.

Texas permits a person who qualifies for both categories to receive both in the same year, but not from the same taxing unit. WCAD determines how the exemptions apply to the actual property.

The age-65 or disabled exemption can also create a tax ceiling. This is different from the ordinary 10% homestead appraisal cap.

School districts must provide the statutory ceiling for qualifying age-65/disabled homeowners. WCAD identifies Williamson County and County FM/RD among local entities that have adopted ceiling treatment.

A “freeze” does not freeze market value.

WCAD can continue appraising the property. New improvements can also adjust a tax ceiling under Texas Tax Code §11.26.

Moving to Williamson County from another Texas county?

If you had an age-65 or disabled tax ceiling elsewhere in Texas, request a Tax Ceiling Transfer Certificate from the former appraisal district and submit it with the Williamson County application.

The transfer is based on the statutory percentage-of-tax benefit rather than simply copying the old property’s dollar tax bill to the new house.

Age 65 or Disabled Homestead Tax Deferral

A qualifying age-65-or-older or disabled homeowner can use Texas Form 50-126 to defer collection of qualifying residence homestead property taxes under Tax Code §33.06.

Limits qualifying taxes under age/disability rules.

3 Deferral

Delays collection but does not erase the tax liability.

WCAD warns that a tax lien remains and the deferred balance currently accrues 5% annual interest. Pre-existing delinquency charges are not erased merely by filing the deferral.

If the home has a mortgage, tell the lender before filing a tax deferral.

WCAD specifically recommends notifying the mortgage company. A tax deferral also does not stop foreclosure or collection associated with unrelated mortgages and other liens.

Separate veteran exemption systems

Disabled Veteran Homestead Benefits in Williamson County

Standard disabled-veteran exemption

A Texas resident veteran with a qualifying service-connected disability of at least 10% can receive a fixed exemption on one property. This is generally filed using Form 50-135.

WCAD states that a qualifying disabled veteran who reaches age 65 can receive the maximum $12,000 standard disabled-veteran amount regardless of the veteran’s percentage rating, subject to the applicable requirements.

This is a different benefit.

A qualifying veteran who receives 100% service-connected disability compensation—or qualifying compensation at the 100% level because of individual unemployability—can receive a total exemption of the qualifying residence homestead.

Qualifying 100% disabled veteran residence homestead 100% exempt

Subject to ownership, principal-residence and VA eligibility requirements.

New Texas surviving-spouse exemption relevant in 2026

Texas Tax Code §11.136 now provides a total residence-homestead exemption to the surviving spouse of a qualifying veteran who died from a condition or disease treated as presumptively service connected under the federal PACT Act framework, regardless of the veteran’s disability rating at death, if the surviving spouse has not remarried and otherwise qualifies.

The current 2026 Form 50-114 includes this category.

Do not use Form 50-135 for every veteran benefit.

Standard partial disabled-veteran relief generally uses Form 50-135. The 100% disabled-veteran residence-homestead exemption and several surviving-spouse homestead categories are handled through Form 50-114.

Land ownership is not always required

Can a Mobile Home Qualify if You Do Not Own the Land?

Yes. WCAD specifically states that an owner can claim a homestead exemption on a qualifying mobile home even when the owner does not own the underlying land.

WCAD asks for ownership documentation for the manufactured home. Its current online instructions specifically reference the Texas Department of Housing and Community Affairs Statement of Ownership.

WCAD Homestead Audit Letters: Do Not Ignore Them

Texas now requires appraisal districts to periodically review every residence-homestead exemption.

WCAD states that every residence homestead must be reviewed at least once every five tax years.

The audit letter itself does not necessarily mean WCAD believes the homeowner committed an error. It is part of the statutory periodic-verification program.

A major new-construction surprise

New Williamson County Home? Your Escrow Estimate May Be Too Low

WCAD specifically warns new-home buyers that the tax estimate used at closing can be based on an incomplete property value.

For example, if only land or a partially completed structure existed on January 1, the initial escrow calculation may not reflect the full future assessment after construction is completed.

Do not budget from the seller’s tax bill

Why a Seller’s Williamson County Taxable Value Can Be Misleading

A long-time homeowner may have years of accumulated homestead cap protection. The WCAD record can therefore show:

Higher market value

WCAD’s estimate of current property value.

Lower assessed value

The taxable appraisal base after an existing owner’s homestead cap.

When ownership changes, the seller’s accumulated cap does not simply become the buyer’s permanent capped value.

The new owner should expect appraisal treatment under the rules applicable after the ownership change and should file their own homestead exemption promptly.

A seller’s current annual tax bill is not a reliable forecast for a buyer.

This is one of the most important issues to check when buying a home in Round Rock, Georgetown, Cedar Park, Leander, Hutto, Liberty Hill, Taylor or another fast-growing part of Williamson County.

How much is the Williamson County homestead exemption in 2026?

Texas school districts must provide a $140,000 general residence-homestead exemption. Williamson County currently provides a separate local exemption equal to 5% of appraised value, subject to a $5,000 minimum. The Williamson County FM/RD levy also receives a $3,000 homestead exemption. Cities and special districts can have different local rules.

Where do I file a Williamson County homestead exemption?

File with Williamson Central Appraisal District. WCAD’s preferred online workflow begins by searching the property on WCAD.org and selecting the HS Exemption icon on the property record.

Does it cost anything to file?

No. WCAD states that there is no fee to file property-tax exemption applications.

What is the deadline to file?

The normal timely exemption filing period runs through April 30. However, Texas law permits late residence-homestead applications, and WCAD accepts homestead applications throughout the year.

Can I still file for the 2026 homestead exemption after April 30?

Yes. Missing April 30 does not automatically eliminate a qualifying residence-homestead exemption. Texas provides a late-filing period of up to two years after the applicable tax delinquency date. WCAD’s current deadline listing shows January 31, 2029 for a 2026 general homestead application.

Can I apply immediately after buying a home?

Yes, in a qualifying situation. A new owner who acquires and occupies a property after January 1 can receive the general exemption for the applicable portion of that tax year when the preceding owner did not receive the same exemption for that year.

What documents do I need?

Most applicants need a Texas driver license or Texas state identification card showing the same physical address as the homestead. Additional documents can be required for active-duty military applicants, confidential owners, manufactured homes, heir property, disability, veterans and tax-ceiling transfers.

Can my mailing address be a P.O. Box?

Yes, but WCAD states that the Texas driver license or state ID still generally must correspond to the physical situs address of the homestead. The mailing address itself does not have to be the same address shown on the identification.

What if I am active-duty military and my license address does not match?

WCAD recognizes an active-duty military exception. Its current guidance asks for military identification and a utility bill corresponding to the Williamson County residence instead of requiring the ordinary matching driver’s-license address.

How long does WCAD take to process a homestead exemption?

WCAD states that exemption requests can take up to 90 days to process. Online applicants can check status through Property Search.

How do I know WCAD received my application?

The electronic application provides a successful-submission confirmation. WCAD also states that online applicants can receive an email from no-reply@trueroll.io within about 48 hours confirming submission to the appraisal district.

Do I have to reapply every year?

Normally no. WCAD says an approved homestead exemption generally remains until the owner moves, sells or otherwise loses qualification, unless the chief appraiser requests a new application.

Why did WCAD ask me to reapply if homestead normally renews?

Texas now requires appraisal districts to review every residence-homestead exemption at least once every five tax years. WCAD can require an updated application when it cannot otherwise confirm continuing qualification.

How long do I have to answer a WCAD homestead audit letter?

WCAD states that an owner receiving its verification/reapplication notice must respond within 30 days of the date of the letter. Failure to provide the requested application and documentation can result in removal of the exemption.

What is the 10% Williamson County homestead cap?

It is the Texas residence-homestead appraisal limitation. Once applicable, the appraised value generally cannot exceed the lesser of market value or the prior qualifying appraised value plus 10% plus the market value of qualifying new improvements.

Does the 10% cap start immediately when I buy the home?

No. WCAD explains that the cap begins only after the statutory qualification timeline is satisfied. A prorated mid-year homestead is treated as qualifying January 1 of the next year, and the cap applies after a full qualifying year.

Does the 10% cap mean my tax bill can increase only 10%?

No. It limits qualifying appraised-value growth, not the final tax bill. Tax rates, new improvements, exemption changes and other taxing-unit rules can affect the amount due.

How much extra exemption do Williamson County homeowners age 65 or older receive?

Qualifying homeowners receive the statewide additional $60,000 school exemption. WCAD’s current guidance also states that Williamson County provides an additional $125,000 local exemption for qualifying age-65 homeowners.

Does the over-65 exemption freeze my property value?

No. The tax ceiling limits qualifying tax amounts. WCAD can continue to determine market and appraised values. New improvements can also adjust a tax ceiling under Texas law.

Can I transfer my over-65 tax ceiling to Williamson County?

Yes, if you meet the statutory transfer rules. When moving from another Texas county, WCAD instructs qualifying homeowners to obtain a Tax Ceiling Transfer Certificate from the previous appraisal district.

Can I qualify for both the age-65 and disabled-person exemptions?

A person can qualify for both categories in the same year, but Texas does not permit both exemptions from the same taxing unit. WCAD determines the applicable combination.

Can a mobile home qualify if I rent the land?

Yes. WCAD specifically states that a qualifying mobile-home owner can claim the residence-homestead exemption even when the underlying land is not owned by the applicant. Ownership evidence for the manufactured home is required.

Can inherited property receive homestead if my name is not on a deed?

Potentially. Texas has a specific heir-property procedure using Form 50-114-A and supporting evidence such as an ownership affidavit, prior owner’s death certificate, utility bill and available court-record information.

What does HS mean on my WCAD property record?

HS identifies the general residence-homestead exemption. WCAD can also show abbreviations such as OA for age 65 or older, DP for disabled person and DV for disabled-veteran relief.

Can a 100% disabled veteran pay no property tax on the homestead?

A qualifying veteran receiving 100% service-connected disability compensation or qualifying compensation at the 100% level because of individual unemployability can receive a total exemption of the qualifying residence homestead under Texas Tax Code §11.131.

What is the difference between Form 50-114 and Form 50-135?

Form 50-114 is the residence-homestead application used for the general homestead and several special homestead categories, including age 65, disability and 100% disabled-veteran relief. Form 50-135 is generally used for the standard partial disabled-veteran or survivor exemption.

What happens if a retroactive exemption creates a refund?

WCAD determines the exemption and updates the appraisal records. The Williamson County Tax Assessor-Collector handles resulting tax-payment and refund issues.

Can I file a property-value protest even if I have homestead?

Yes. A homestead exemption and an appraisal protest are separate property-tax protections. An approved homestead does not prevent the owner from challenging a protestable appraisal issue.
