Filing workflow
How to Apply for the Lee County Homestead Exemption
-
Confirm Florida permanent residence.
The property must be your permanent residence as of January 1 for the exemption year.
-
Confirm ownership or qualifying beneficial title.
DR-501 asks for deed type, deed date, recorded book/page or instrument number and trust information when applicable.
-
Find your Lee County parcel record.
Use LeePA Property Data Search before filing so you have the correct Folio ID or STRAP number.
Open property searchAfter opening: search by owner name, site address, postal code, Parcel/STRAP number or Folio ID. The owner-name field uses last-name-first format, such as SMITH JOHN. -
Choose the correct online filing path.
LeePA’s online page has a simpler route for applicants who meet all criteria and another route for partial-interest, non-spouse, non-citizen/permanent-resident-card or spouse-not-applying situations.
Open online homestead filingAfter opening: read both criteria lists. Use the top filing option only if every item applies. Use the alternate option if any special ownership, spouse, residency-card or partial-interest situation applies. -
Upload or submit required proof.
Most applicants need a current Florida driver license or Florida ID showing the Lee County homestead address.
-
Save your confirmation.
Keep the confirmation, email, screenshots and copies of uploaded documents until the exemption appears on your property record or TRIM notice.
LeePA’s forms page says DR-501 and DR-501T may be submitted by email to exemptions@leepa.org, in person, or by U.S. mail. Mail has delivery risk, so keep proof if mailing close to a deadline.

Moving within Florida
Save Our Homes, Portability and New Lee County Buyers
The homestead exemption itself does not transfer automatically when you move.
Portability may let you transfer part of the Save Our Homes assessment difference from a prior Florida homestead to a new Lee County homestead.
Maximum transfer: Florida portability is limited to $500,000.
Timing: DR-501 notes portability may apply if you previously lived in another Florida county during any of the three immediately preceding years.
Required form: file DR-501T in addition to the new homestead application.
Deadline: DR-501T says to file the portability form with the property appraiser by March 1.
Buyer warning: the seller’s Save Our Homes cap does not become your cap. New owners are generally assessed under new-owner rules.
After filing
How to Check Lee County Homestead Status and TRIM Notice Details
Check your LeePA property record: search by owner name, address, STRAP number or Folio ID.
Review exemption lines: verify homestead, senior, veteran, disability and portability items separately.
Review the TRIM notice: TRIM notices are mailed in August and show proposed values, exemptions, estimated taxes and VAB filing information.
Do not ignore non-ad valorem assessments: services such as fire, solid waste, drainage or lighting can appear separately and may not be reduced by homestead.
For exemption questions: email exemptions@leepa.org or call 239-533-6100 with your Folio ID.
Appeal vs exemption
What If Your Lee County Value or Exemption Looks Wrong?
A homestead application and a value appeal are different actions.
Start with the Property Appraiser if the exemption is missing or the value appears incorrect. File with the VAB Clerk only if the issue cannot be resolved and the deadline is still open.
Homestead or exemption problem
Use this path if homestead, senior, disability, veteran or portability is missing or denied.
Contact LeePA first and keep your application confirmation.
Market value problem
Use this path if the just value, assessed value, classification or property data looks wrong.
Review the TRIM notice and VAB deadline before filing a petition.
LeePA’s date page says owners have 25 days from the TRIM mailing date to file a VAB petition contesting value. Exemption denial notices may have separate 30-day petition timing.
Avoid delays
Common Lee County Homestead Mistakes
Filing with the wrong office: homestead is filed with the Property Appraiser, not the Tax Collector.
Missing March 1: late relief is limited and deadline-specific. File as early as possible.
Using the seller’s tax bill: seller exemptions and Save Our Homes caps do not automatically transfer to the buyer.
Ignoring portability: Florida movers may miss DR-501T even when they file DR-501.
Assuming one taxable value: school and non-school taxes can use different taxable values.
Forgetting city senior rules: Cape Coral, Fort Myers, Sanibel, Bonita Springs, Estero and Fort Myers Beach may differ.
Not checking TRIM: the August notice is the practical place to spot missing exemptions or value issues before the VAB deadline.
Email privacy mistake: LeePA warns that email addresses are public records under Florida law.
Decision path
What Should You Do Next?
I bought a Lee County home: update Florida ID, search the Folio/STRAP, and file DR-501 by March 1.
I moved from another Florida homestead: file DR-501 and DR-501T for portability.
I turned 65: check the senior page, income limit, city/jurisdiction list and DR-501SC requirements.
I am a disabled veteran: review the LeePA veteran page and gather current VA documentation before filing.
My exemption is missing: contact exemptions@leepa.org with your Folio ID and filing confirmation.
My value is too high: request help from LeePA first, then review VAB filing before the TRIM deadline passes.
My tax bill is wrong after a value correction: contact the Tax Collector after the Property Appraiser certifies the corrected value or exemption.
