Filing workflow

How to Apply for the Lee County Homestead Exemption

  1. Confirm Florida permanent residence.

    The property must be your permanent residence as of January 1 for the exemption year.

  2. Confirm ownership or qualifying beneficial title.

    DR-501 asks for deed type, deed date, recorded book/page or instrument number and trust information when applicable.

  3. Find your Lee County parcel record.

Florida driver license or Florida ID: LeePA’s online filing page says it must show the property address for the standard online path.

Social Security number: DR-501 explains that disclosure is mandatory for exemption identity verification.

Parcel/Folio or legal description: DR-501 asks for parcel identification number or legal description.

Deed details: DR-501 asks for deed type, deed date, recorded book/page/date or instrument number.

Trust information: DR-501 asks whether the property is in a trust and the trust name on the deed.

Residency evidence: DR-501 includes Florida license/ID, vehicle tag, voter registration, declaration of domicile, employer, IRS address, dependent school location and utility proof fields.

Senior exemption proof: DR-501SC, proof of age, income proof and sometimes IRS Form 4506 or federal return documents.

Lee County and several municipalities have adopted senior homestead exemptions for qualifying homeowners age 65 or older with limited income.

For 2026, the Florida Department of Revenue income limitation for these senior exemptions is $38,686, based on the prior year’s household adjusted gross income.

All Lee County millages: LeePA lists $50,000 and the long-term resident option up to assessed value when requirements are met.

Additional Lee County Homestead Benefits for Veterans and Disabled Owners

Veteran disability 10% to 99%: LeePA states qualifying veterans may receive a $5,000 exemption in addition to homestead.

100% service-connected total and permanent disability: LeePA states qualifying veterans are entitled to be wholly exempt from real estate taxes.

Veterans age 65+ with combat-related disability: file DR-501DV and provide DD214 plus VA disability rating documentation.

Surviving spouse of a veteran: the unremarried surviving spouse may qualify if statutory conditions and proof are met.

Moving within Florida

Save Our Homes, Portability and New Lee County Buyers

The homestead exemption itself does not transfer automatically when you move.

Portability may let you transfer part of the Save Our Homes assessment difference from a prior Florida homestead to a new Lee County homestead.

Maximum transfer: Florida portability is limited to $500,000.

Timing: DR-501 notes portability may apply if you previously lived in another Florida county during any of the three immediately preceding years.

Required form: file DR-501T in addition to the new homestead application.

Deadline: DR-501T says to file the portability form with the property appraiser by March 1.

Buyer warning: the seller’s Save Our Homes cap does not become your cap. New owners are generally assessed under new-owner rules.

Common Lee County Homestead Mistakes

Filing with the wrong office: homestead is filed with the Property Appraiser, not the Tax Collector.

Missing March 1: late relief is limited and deadline-specific. File as early as possible.

Using the seller’s tax bill: seller exemptions and Save Our Homes caps do not automatically transfer to the buyer.

Ignoring portability: Florida movers may miss DR-501T even when they file DR-501.
