Florida driver license or Florida ID card: one of the most important Florida residency identifiers.
Florida vehicle registration: Lake County lists this as an accepted form of Florida residency identification.
Lake County voter registration: use if you are registered to vote.
Recorded Affidavit of Florida Resident: useful when other residency proof is limited.
Social Security numbers: the applicant and spouse must provide Social Security information, even if the spouse is not on title or does not live on the property.

Age 65 and income-based relief
Lake County Limited Income Senior Homestead Exemption
Lake County offers a Limited Income Senior Exemption for qualified homeowners age 65 or older who already receive homestead and meet the annual household income limit.
Age rule: you must be 65 years of age or older as of January 1 in the year you file.
Residency rule: you must be a permanent Lake County resident with homestead exemption.
2026 income limit: adjusted gross household income must not exceed $38,686.
Application period: Lake County states that limited-income senior applications may be filed January 2 through March 1.
Income document deadline: household income documentation must be provided on or before May 1.
County benefit: Lake County has authorized the limited-income senior exemption up to the full $50,000.
City benefit: the City of Minneola has authorized up to $50,000. Clermont, Lady Lake, Mount Dora and Tavares have authorized up to $25,000.
School taxes: the limited-income senior exemption does not apply to school taxes or independent district taxes unless law and local adoption allow a specific benefit.

Save Our Homes
Save Our Homes Cap and Portability in Lake County
Homestead exemption also opens the door to Florida’s Save Our Homes assessment limitation.
Your first year of homestead exemption does not include the Save Our Homes cap. The cap begins the following year.
Save Our Homes cap: after qualification, assessed value increases are generally limited to the lesser of 3% or the Consumer Price Index, plus certain new improvements and legal adjustments.
Market value can still rise: Save Our Homes limits assessed value, not necessarily the market value shown on the record.
New buyer reset: when a homesteaded property is sold, Florida law generally requires the next year’s assessment to reset to market value for the new owner.
Move within Lake County: homestead does not automatically transfer. File a new homestead application for the new Lake County permanent residence.
Move from another Florida county: file a new Lake County homestead application plus portability form DR-501T.

How Homestead Reaches the Lake County Tax Bill
The Lake County Property Appraiser sets values and exemptions. Taxing authorities set millage rates. The Tax Collector then sends and collects the tax bill.
Assessment date: January 1.
TRIM notice: mailed in mid-August and used as the official estimate of proposed property taxes.
Tax bills: Florida property tax bills are generally rendered and due beginning November 1.
Discounts: 4% in November, 3% in December, 2% in January and 1% in February.
No discount: taxes paid in March generally receive no early-payment discount.
Delinquency: unpaid property taxes generally become delinquent April 1.
Installments: Florida installment applications are generally submitted to the Tax Collector by April 30 for qualifying accounts.
VAB pending issue: if you file a VAB petition, you still need to pay required taxes and non-ad valorem assessments before delinquency to avoid petition denial or tax consequences.

What If Your Lake County Exemption, Portability or Value Looks Wrong?
A missing homestead exemption, a wrong portability amount and a high market value are different issues. Start with the Lake County Property Appraiser and then use the VAB route if unresolved.
Missing or denied homestead
Call the Property Appraiser at 352-253-2150 with your parcel, address, filing proof and residency documents.
If formally denied, Lake County’s VAB page lists denial petitions for the 2026 tax season as due July 31, 2026 or 30 days after the denial letter.
Wrong market value
Request an informal conference with the Property Appraiser first.
