Details Most Duval County Homestead Guides Miss
Duval filing office: the Property Appraiser approves exemptions. The Tax Collector sends and collects tax bills.
Online and offline paths both exist: Duval accepts online filing, and timely applications may also be submitted by mail, fax or email.
Late filing is different: after March 1, Duval says current-year late filers must physically apply at the Property Appraiser’s Office and provide an explanation form.
2026 exemption amount changed: Florida’s additional non-school homestead exemption is CPI-adjusted; the 2026 maximum additional amount is $26,411.
Save Our Homes is separate: the exemption lowers taxable value; the SOH cap limits future assessed-value increases after homestead begins.
Portability requires a separate form: file DR-501T with DR-501 if transferring eligible Save Our Homes benefit from a previous Florida homestead.
Senior exemptions are local-option benefits: Duval’s senior exemption uses household income limits and additional forms.
Mobile home owners need extra proof: a mobile home must usually be declared real property with DR-402 before homestead can apply to it as real property.
TRIM notice matters: exemption status, proposed taxes and VAB appeal deadlines appear during TRIM season.
Property fraud alert is useful: Duval Clerk offers alerts when documents are recorded in a registered owner or business name.
Qualification
Florida Duval County Homestead Exemption Eligibility Rules
Own the property
You must own the Duval County property or have a qualifying legal or equitable ownership interest.
Trust, estate, life estate, inherited property, manufactured home and co-owner cases may require extra proof.
Use it as permanent residence
The home must be your permanent residence or the permanent residence of your legal or natural dependent.
Vacation homes, rentals and investment properties do not qualify for the regular homestead exemption.
Meet January 1 residency
For timely filing, you must generally own and occupy the home on January 1 of the year for which you apply.
Buying after January 1 usually means filing for the next year’s tax roll, unless a special statutory rule applies.
Be a Florida permanent resident
Florida permanent residency is a factual determination. The Property Appraiser may review driver license, voter registration, vehicle tag, domicile, tax return address, utilities and other indicators.
No conflicting residency claim
DR-501 asks whether you currently claim residency or homestead in another county or state.
Cancel old benefits and keep proof if you moved from another Florida county or another state.
File with the Property Appraiser
The signed application and documents must be filed with the Duval County Property Appraiser.
Florida DOR forms are helpful, but DOR does not approve your Duval homestead application.
Do not misuse the exemption
Florida law allows liens, back taxes, penalties and interest if a person received homestead when not entitled to it.
Report changes if you move, rent, sell, change ownership or claim another homestead.
Renewal is usually automatic
The Duval Property Appraiser states that homestead exemptions are automatically renewed to ease taxpayer burden.
However, you must update the office if your eligibility changes.

Duval County Property Tax Payments After Homestead Approval
Homestead approval and tax payment are separate. The Property Appraiser determines value and exemptions. The Duval County Tax Collector sends tax bills, collects payments and manages payment options.
Tax bills mailed in November
Duval property tax bills are mailed to owners of record in November for the current year.
You are still responsible for payment even if you do not receive a bill.
Early payment discounts
Florida property tax payments generally receive higher discounts when paid earlier in the tax season.
Review the current tax bill for exact discount dates and amounts.
Partial payments
Florida law allows tax collectors to accept partial payments on current-year real estate and tangible personal property taxes from November 1 through March 31, subject to rules.
Installment plan
Duval installment applications are generally due by April 30 for the year’s taxes.
Use the Tax Collector for installment plan questions, not the Property Appraiser.
Disputed tax payment
If you file a VAB petition, contact the Tax Collector about payment of disputed and undisputed taxes so you do not create unnecessary delinquency risk.
Non-ad valorem assessments
Homestead exemptions generally reduce ad valorem taxable value. They may not reduce non-ad valorem charges such as certain solid waste, stormwater or special assessments.

Local areas
Duval County Areas Where Homestead Savings Can Differ
Homestead rules are statewide, but savings can differ by local millage and taxing authority. A home in Jacksonville, Jacksonville Beach, Atlantic Beach, Neptune Beach or Baldwin can have different municipal and district tax impacts.
Estimate Duval savings with your actual parcel because non-school exemptions, municipal millage, special districts and non-ad valorem charges can change the final bill.
Avoid delays
Common Duval County Homestead Exemption Mistakes
Filing with the wrong office: exemptions go to the Property Appraiser, while tax payments go to the Tax Collector.
Missing March 1: the timely deadline arrives long before the annual property tax bill.
Buying after January 1: most new buyers who miss January 1 residency file for the next tax roll.
Forgetting portability: if you had a prior Florida homestead, DR-501T may help transfer eligible Save Our Homes benefit.
Assuming confirmation means approval: an online receipt proves submission, not final approval.
Ignoring special documents: trust, mobile home, senior, veteran, disability and surviving spouse cases often need extra proof.
Not reviewing TRIM: the TRIM notice is your chance to catch missing exemptions or high values before VAB deadlines pass.
Thinking homestead reduces every charge: non-ad valorem assessments may not be reduced by homestead exemption.
Renting without checking rules: rental use can affect homestead eligibility under Florida law.
Not reporting changes: moving, selling, changing ownership or claiming another homestead can create back-tax and lien problems.
Using fake filing services: official Duval filing does not require unnecessary private service fees.
Using property records for screening: property records should not be used for FCRA-regulated employment, tenant, credit or insurance decisions.
