Details Hays County Homeowners Often Miss

Age 65 / disabled amount changed: the added school exemption is $60,000 for qualifying age 65 or disabled homeowners.
Hays CAD filing is free: Hays CAD says filing a residential homestead exemption application costs nothing.
Online filing exists: Hays CAD online forms allow owners to fill forms, attach documents and submit for processing.
Texas ID matters: Hays CAD says homestead applications must include a Texas driver license, Texas ID or other required information.

Proration may help new buyers: since 2022, a general homestead can be prorated from the move-in date when the home qualifies.
Hays CAD audits homesteads: Texas law requires periodic review, and Hays CAD says every granted homestead is reviewed once every five years.
Tax Office is not Hays CAD: the Tax Office states it does not set values, grant exemptions or correct appraisal records.
Taxing units vary: Hays County, cities, school districts, MUDs, WCIDs, ESDs and ACC can use different rates and local exemptions.
Qualification checklist
Who Qualifies for the Hays County Homestead Exemption?
You must have a qualifying ownership interest in the Hays County property.
You must use the home as your primary residence.
You must not claim another residence homestead in or outside Texas for the same year.
Hays CAD says a homeowner qualifies once they own a property and use it as their primary residence.
If you acquire the home after January 1, Texas and Hays CAD rules may allow a prorated general homestead if the previous owner did not already receive the same exemption for that year.
Heir-property owners may need affidavits, a prior owner death certificate, recent utility bill and any available court record citation.

Deadline guide
Hays County Homestead Exemption Deadlines
Hays CAD lists April 30 as the deadline for homestead and many exemption applications.
Texas Comptroller guidance describes the general exemption application deadline as before May 1.
Hays CAD examples allow late general homestead filing up to two years after the tax-year delinquency date.
Hays CAD examples allow certain late age 65 or disabled applications up to one year after delinquency.
Hays CAD says protests are due May 15 or 30 days after the notice was mailed, whichever is later.
Hays County taxes are generally due by January 31 of the following year, subject to weekend or holiday rules.
As of September 2, 2026, the regular April 30, 2026 current-year filing target has passed.
Homeowners should still check late homestead, prorated homestead, prior-year correction, protest and refund options with Hays CAD.
Waiting can delay savings, refund processing, mortgage escrow correction, protest strategy and corrected tax statements.
Savings math
How Much Can the Hays County Homestead Exemption Save?
Texas tax rates are generally applied per $100 of taxable value.
Your savings depend on your school district, Hays County, city, ACC, MUD, WCID, ESD and special district exemptions.
Simple school-tax example
A $450,000 Hays County homestead with the $140,000 school exemption has a school taxable value of about $310,000 before other adjustments.
At a 1.1546 school rate per $100, the school exemption alone saves about $1,616.44.
County, city, ACC, WCID, MUD and ESD savings must be calculated separately because local options vary.

Estimated exemption savings: $1,634.31
Assessment limit
Hays County Homestead Cap: 10% Appraised-Value Limit
The Texas homestead cap is separate from the dollar exemption.
It limits annual increases in a qualifying residence homestead’s appraised value to the prior appraised value plus 10% and new improvements.
The cap takes effect January 1 after the first year the owner qualifies the property for homestead.
Market value can rise faster than 10%, but capped appraised value may be lower.
New improvements can be added above the 10% cap calculation.
The seller’s capped value and exemptions may not protect your first full tax year. File your own exemption and use current tax-rate data.
Extra benefits
Age 65, Disabled Person, Veteran, Survivor and Deferral Benefits
Texas and Hays County provide additional benefits beyond the general residence homestead exemption.
These benefits often require extra proof and can affect tax ceilings, quarter payments, deferrals and refunds.
Age 65 or older
Texas school districts provide an additional $60,000 school exemption for qualifying age 65 or older homeowners.
Hays CAD’s 2025 matrix also shows Hays County local-option age 65 relief of $45,000.
Disabled person
Texas school districts provide the same additional $60,000 school exemption for qualifying disabled homeowners.
Hays CAD may request disability benefit letters or other qualifying proof.
School tax ceiling
Age 65 or disabled person homestead qualification can trigger a school tax ceiling.
New improvements can increase the ceiling under Texas law.
Tax ceiling transfer
If you move, you may request that a school tax ceiling percentage transfer to a new Texas homestead.
Ask Hays CAD whether a certificate from the prior appraisal district is required.
Disabled veteran
The Hays County tax estimator lists disabled veteran exemption levels of $5,000, $7,500, $10,000 and $12,000.
Texas also has a total residence homestead exemption for certain 100% disabled veterans.
Surviving spouse categories
Texas law includes surviving-spouse benefits for certain age 65, disabled person, disabled veteran, armed-services and first-responder categories.
Death certificate, VA proof or service documentation may be required.
Quarter-pay option
Hays County says qualifying age 65, disabled, disabled veteran and surviving-spouse accounts may choose a quarter-payment option.
Installments are listed as January 31, March 31, May 31 and July 31.
Tax deferral
Texas has tax deferral affidavits for certain over 65, disabled and appreciating residence homestead situations.
Deferral postpones collection; it does not erase the tax forever.

Appeals and corrections
Homestead Exemption Problem vs. Appraisal Protest in Hays County
A missing exemption and a high appraised value are different problems.
Start with Hays CAD, then preserve protest rights if the issue is not corrected before the deadline.
Exemption missing
Search Hays CAD, confirm the correct tax year and contact the exemptions department with filing proof.

File a protest by May 15 or 30 days after the notice mailing date, whichever is later.
Taxing unit wrong
Check city, school district, MUD, WCID, ESD, ACC and special-road units on the CAD and tax records.
Hays CAD determines taxing jurisdictions for particular properties.
Deed or ownership issue
Use the County Clerk for recorded deeds, liens and official public records.
Use legal help for title, probate, trust, divorce, heir-property or ownership disputes.
Local tax-unit differences
Why Hays County Homestead Savings Vary by City, School District, MUD and ESD
The same homestead can produce different savings because each taxing unit has its own rate and local-option exemptions.
Hays CAD’s 2025 matrix shows school districts with state exemptions, plus separate local options for Hays County, several cities, ACC and some water districts.
A nearby home may have a different city boundary, school district, MUD, WCID, ESD, senior freeze, local exemption or protest result.
