  1. Confirm January 1 qualification.

    You must hold legal or equitable title and make the property your permanent residence by January 1.

  2. Check your parcel first.

Regular filing deadline March 1

Collier’s official page says new current-year applications must be made before March 1.

Late filing route VAB deadline

The brochure says late applicants may file in person until the last day to file a VAB petition.

If you miss March 1, contact the Property Appraiser quickly. Collier’s brochure says a late homestead application can be filed in person until the VAB petition deadline.

At that point, you also need to file a petition with the Value Adjustment Board. Late petitions can require good-cause review.

How Much Can Collier County Homestead Exemption Save?

Florida’s homestead exemption reduces taxable value, not the Property Appraiser’s market value.

The first $25,000 generally applies to all taxing authorities. The additional exemption applies to assessed value above $50,000 and does not apply to school district taxes.

Save Our Homes

Save Our Homes 3% Assessment Limitation

The homestead exemption can also activate Florida’s Save Our Homes assessment limitation.

Collier’s brochure explains that assessment increases on homesteaded property are limited to 3% or the Consumer Price Index, whichever is less, beginning after the first year the homestead exemption is granted.

New buyer warning:

Do not use the seller’s tax bill as your future estimate. After a sale, assessed value can reset toward market value before your own homestead and SOH cap begin.

Moving within Florida

Collier County Portability: Transferring Save Our Homes Benefit

Florida homestead itself does not transfer when you move. You must file a new homestead application for the new Collier County residence.

You may be able to transfer, or “port,” all or part of your Save Our Homes assessment difference from a prior Florida homestead, up to $500,000.

Florida DOR guidance says you must file DR-501T with the homestead application for the new home by March 1 of the first year after you move.

Use DR-501T only if you had a prior Florida homestead and want to transfer SOH assessment difference. Bring or submit it with the new homestead application.

Other exemptions

Senior, Disability, Veteran, Widow/Widower and Military Benefits

Homestead is the starting point, but many Collier homeowners should ask about additional exemptions before leaving the Property Appraiser’s office.

Senior exemption

Florida allows local-option senior exemptions when the taxing authority grants them and household income rules are met.

Collier’s printable documents include DR-501SC for the senior exemption income statement and return.

Widow, widower, blind or disability

Florida law provides additional exemptions for widows, widowers, blind persons and totally and permanently disabled persons.

How to Search Collier Property Records Before Filing

  1. Use the Property Appraiser map/search first.

    The search supports owner name, site address, parcel ID, subdivision, condominium and township-range-section.

  2. Use partial address searches.

    If the full address fails, try only the street number and street name. Remove unit numbers and punctuation.

  3. Check parcel ID carefully.

    Collier GIS guidance notes that parcel numbers may need leading zeros to reach 11 digits in some searches.

  4. Use the Clerk for deed questions.

    If ownership is wrong or the deed needs review, search Official Records or contact the Clerk.
