Savings math
How Much Can Collier County Homestead Exemption Save?
Florida’s homestead exemption reduces taxable value, not the Property Appraiser’s market value.
The first $25,000 generally applies to all taxing authorities. The additional exemption applies to assessed value above $50,000 and does not apply to school district taxes.
Simple illustration
$300,000 assessed value − $25,000 first exemption = $275,000 school taxable value before other benefits.
$300,000 assessed value − $50,000 total exemption = $250,000 non-school taxable value before other benefits.
Actual savings depend on your millage rates, district, SOH cap, portability and any other exemptions.

School taxable value: $275,000.00
Non-school taxable value: $250,000.00
Estimated homestead savings: $325.00
Save Our Homes
Save Our Homes 3% Assessment Limitation
The homestead exemption can also activate Florida’s Save Our Homes assessment limitation.
Collier’s brochure explains that assessment increases on homesteaded property are limited to 3% or the Consumer Price Index, whichever is less, beginning after the first year the homestead exemption is granted.
Do not use the seller’s tax bill as your future estimate. After a sale, assessed value can reset toward market value before your own homestead and SOH cap begin.
Moving within Florida
Collier County Portability: Transferring Save Our Homes Benefit
Florida homestead itself does not transfer when you move. You must file a new homestead application for the new Collier County residence.
You may be able to transfer, or “port,” all or part of your Save Our Homes assessment difference from a prior Florida homestead, up to $500,000.
Florida DOR guidance says you must file DR-501T with the homestead application for the new home by March 1 of the first year after you move.
Use DR-501T only if you had a prior Florida homestead and want to transfer SOH assessment difference. Bring or submit it with the new homestead application.

Senior, Disability, Veteran, Widow/Widower and Military Benefits
Homestead is the starting point, but many Collier homeowners should ask about additional exemptions before leaving the Property Appraiser’s office.
Senior exemption
Florida allows local-option senior exemptions when the taxing authority grants them and household income rules are met.
Collier’s printable documents include DR-501SC for the senior exemption income statement and return.
Widow, widower, blind or disability
Florida law provides additional exemptions for widows, widowers, blind persons and totally and permanently disabled persons.
Supporting documentation is required.
Disabled veteran benefits
Florida has several veteran exemptions and discounts, including total and permanent disability and age-65 combat-related disability categories.
Bring VA documentation and ask which form applies.
Deployed military exemption
Florida offers an exemption for qualifying deployed service members.
Collier’s document page lists DR-501M for deployed military exemption applications.
First responder and survivor categories
Florida law includes benefits for qualifying first responders and surviving spouses in specific circumstances.
Use Florida DOR guides and the Property Appraiser for documentation rules.
Parent / grandparent living quarters
Florida has an assessment reduction for certain living quarters for parents or grandparents.
Confirm local requirements before construction or filing.
Review PT-109 for veterans and active-duty military, PT-110 for persons 65 or older, and PT-111 for other available benefits. Then file locally with the Collier County Property Appraiser.

Appeals and late filing
Value Adjustment Board: Denied Homestead, Portability or High Value
The Collier County VAB hears appeals about value assessments, denied exemptions, classifications, deferrals and portability decisions.
The 2026 VAB portal listed the petition deadline as September 11, 2026, with 5:00 PM for in-office filing and 11:59 PM for online filing.
The VAB portal states a non-refundable $50 fee for most petition types.
The portal lists a lower fee for Transfer of Homestead Assessment petitions.
If late, provide a good-cause statement and supporting documentation.
Choose the correct petition reason, attach the Property Appraiser denial or value evidence, pay the filing fee if required, and save the filing receipt.

How to Search Collier Property Records Before Filing
-
Use the Property Appraiser map/search first.
The search supports owner name, site address, parcel ID, subdivision, condominium and township-range-section.
-
Use partial address searches.
If the full address fails, try only the street number and street name. Remove unit numbers and punctuation.
-
Check parcel ID carefully.
Collier GIS guidance notes that parcel numbers may need leading zeros to reach 11 digits in some searches.
-
Use the Clerk for deed questions.
If ownership is wrong or the deed needs review, search Official Records or contact the Clerk.
Appraiser, GIS and Clerk records are public-record tools. Do not use them for employment, tenant screening, credit, insurance or other FCRA-regulated decisions.
Avoid delays
Common Collier County Homestead Mistakes
Waiting until March 1: Collier applications are in person, so early filing helps avoid line and document problems.
Bringing documents dated after January 1: Florida residency documents should support permanent residence by January 1.
Keeping another residency-based exemption: Florida allows only one homestead per family unit.
Assuming homestead transfers: a new Collier home needs a new application.
Forgetting portability: if you moved from another Florida homestead, ask about DR-501T.
Missing special exemptions: senior, disability, veteran, widow/widower and military benefits need separate review.
Using the Tax Collector for exemption approval: the Tax Collector handles bills, not homestead qualification.
Ignoring VAB deadlines: denied exemptions and value disputes have petition deadlines.
Decision path
What Should You Do Next?
If you bought and moved into a Collier home: gather residency documents and file in person before March 1.
If you moved from another Florida homestead: file new homestead and ask about portability using DR-501T.
If you moved from another state: bring proof that any residency-based exemption was removed.
If your home is in a trust: bring the full trust agreement for review.
If homestead is missing: contact the Property Appraiser, not the Tax Collector.
If the tax bill is wrong after values are certified: contact the Tax Collector with the corrected exemption record.
If your value or exemption denial is disputed: review VAB deadlines and file the correct petition.
