The normal Florida filing deadline is March 1. If March 1 falls on a weekend or legal holiday, the deadline moves to the next business day.
For 2026, Hillsborough’s current homestead exemption structure is important because the non-school portion is adjusted for inflation.

What Most Hillsborough Homestead Guides Miss
2026 amount is not simply $50,000: Hillsborough’s legislative update lists a 2026 current homestead exemption of $51,411 because the non-school portion is CPI-adjusted.
The first and second portions work differently: the first $25,000 applies to school and non-school levies; the 2026 $26,411 portion applies to non-school millages.
March 1 is not the only timing issue: late-filed applications may be accepted only through the limited TRIM-based late window.
SOH is not the exemption: Save Our Homes limits assessed-value growth after homestead, while the exemption reduces taxable value.
The 2026 SOH cap is unusually low: Hillsborough’s site notes the Florida DOR cap for 2026 homestead assessed-value increases is 0.7%.
Senior benefits are local-option: Tampa, unincorporated Hillsborough and Temple Terrace use different senior exemption amounts.
TRIM is not a tax bill: it is the proposed-property-tax notice used to review value, exemptions, proposed millage and VAB deadlines.
Tax Collector is separate: the Tax Collector bills and collects taxes, but the Property Appraiser applies homestead and determines value.

Savings math
How Hillsborough County Homestead Savings Are Calculated
Florida property tax uses taxable value and millage rates.
The basic formula is: taxable value × millage rate ÷ 1,000 = property tax.
The Property Appraiser estimates value and applies exemptions. Taxing authorities set millage rates, and the Tax Collector bills and collects taxes.

For 2026, the additional non-school portion is listed as $26,411 after CPI adjustment.
Actual savings depend on Tampa, Plant City, Temple Terrace, unincorporated area, school, water management and special-district rates.
