Florida Hillsborough County FL Homestead Exemption Guide: 2026 Rules, Savings, Filing Steps and Local Contacts

This guide is for the homestead exemption in Florida, Hillsborough County.

If the home is your permanent residence, the exemption can reduce the taxable value used to calculate property taxes.

The filing office is the Hillsborough County Property Appraiser, led by Property Appraiser Bob Henriquez.

The normal Florida filing deadline is March 1. If March 1 falls on a weekend or legal holiday, the deadline moves to the next business day.

For 2026, Hillsborough’s current homestead exemption structure is important because the non-school portion is adjusted for inflation.

Content gaps fixed

What Most Hillsborough Homestead Guides Miss

2026 amount is not simply $50,000: Hillsborough’s legislative update lists a 2026 current homestead exemption of $51,411 because the non-school portion is CPI-adjusted.

The first and second portions work differently: the first $25,000 applies to school and non-school levies; the 2026 $26,411 portion applies to non-school millages.

March 1 is not the only timing issue: late-filed applications may be accepted only through the limited TRIM-based late window.

SOH is not the exemption: Save Our Homes limits assessed-value growth after homestead, while the exemption reduces taxable value.

The 2026 SOH cap is unusually low: Hillsborough’s site notes the Florida DOR cap for 2026 homestead assessed-value increases is 0.7%.

Senior benefits are local-option: Tampa, unincorporated Hillsborough and Temple Terrace use different senior exemption amounts.

TRIM is not a tax bill: it is the proposed-property-tax notice used to review value, exemptions, proposed millage and VAB deadlines.

Tax Collector is separate: the Tax Collector bills and collects taxes, but the Property Appraiser applies homestead and determines value.

Qualification rules

Who Qualifies for Hillsborough County Homestead Exemption?

1. Own the property by January 1.

You need legal title or beneficial title in equity to the Hillsborough County property.

2. Make it your permanent residence.

You must establish Hillsborough County as your legal domicile and reside on the property.

3. Meet Florida residency rules.

HCPA says the owner must be a U.S. citizen or permanent resident and show Florida residency proof.

4. File the initial application.

Do not assume homestead appears automatically after closing on a Tampa-area home.

New homeowners

Buying a home in Tampa, Brandon, Riverview, Plant City or another Hillsborough community does not automatically transfer the seller’s exemption to you.

File your own application after the home becomes your permanent residence.

Temporary visa warning

HCPA states that a person in the United States under a temporary visa cannot meet the permanent residence requirement for homestead.

Trust-owned homes

If the property is held in a trust, the beneficiary with the right to occupy the home may qualify.

Keep trust documents ready before filing.

05

Before filing

Property record Folio, parcel number or property address

Use HCPA property search before filing so the application attaches to the correct property.

HCPA lists proof of citizenship or permanent resident status as part of the requirement set.

The application asks for Social Security information required under Florida law.

Ownership Tax bill, deed or title details

Active-duty military Florida driver license or LES

HCPA says active-duty military may qualify by providing Florida residency proof such as a license or LES.

Mobile home Title or registration plus real-estate deed

The mobile or manufactured home may need to be declared real property.

Portability Previous Florida homestead details

You need the prior parcel ID, PIN or folio number when filing a portability application.

How Hillsborough County Homestead Savings Are Calculated

The Property Appraiser estimates value and applies exemptions. Taxing authorities set millage rates, and the Tax Collector bills and collects taxes.
