Content gaps fixed

What Most Sarasota County Homestead Guides Miss

2026 exemption amount is not simply $50,000: Sarasota’s FAQ shows the additional non-school exemption adjusted to $26,411 for 2026.

The second portion does not apply to school taxes: the first $25,000 applies broadly, while the additional portion applies to non-school millages only.

Online filing needs updated ownership: the e-file page says the property must reflect ownership in your name and asks owners to allow 30 days from closing.

TRIM is not a tax bill: it is the notice used to review value, exemptions, assessment reductions, proposed taxes and VAB deadlines.

Late filing is not casual: the office may consider late applications, but VAB and TRIM deadlines control how much time remains.

Senior exemption is local: Sarasota County, City of Sarasota, City of Venice, City of North Port and Longboat Key use different senior exemption amounts.

SOH is not the same as homestead: homestead reduces taxable value; Save Our Homes limits assessed-value growth after the first qualifying year.

Exemptions can be lost: moving, renting, claiming another residency-based benefit or changing property use can trigger removal, liens, penalties and interest.

Qualification rules

Who Qualifies for Sarasota County Homestead Exemption?

1. Own the property by January 1.

You need legal title, beneficial title, a qualifying life estate or another qualifying interest.

2. Occupy it as your permanent residence.

The home must be your good-faith permanent residence as of January 1.

3. Record ownership in Sarasota County.

The deed or ownership instrument should be recorded in Sarasota County official records.

4. Apply by the deadline.

The timely application deadline is March 1 of the year you claim the exemption.

New Sarasota County homeowners

Buying a home in Sarasota County does not automatically give you the seller’s exemption.

File your own application after the property becomes your permanent residence and ownership appears in county records.

Trust, life estate and cooperative situations

Sarasota accepts beneficial-interest evidence such as a trust agreement, proprietary lease or last will when the situation supports it.

If you place the property into a trust, the recorded document should show your beneficial interest and possessory right.
