Content gaps fixed
What Most Sarasota County Homestead Guides Miss
2026 exemption amount is not simply $50,000: Sarasota’s FAQ shows the additional non-school exemption adjusted to $26,411 for 2026.
The second portion does not apply to school taxes: the first $25,000 applies broadly, while the additional portion applies to non-school millages only.
Online filing needs updated ownership: the e-file page says the property must reflect ownership in your name and asks owners to allow 30 days from closing.
TRIM is not a tax bill: it is the notice used to review value, exemptions, assessment reductions, proposed taxes and VAB deadlines.
Late filing is not casual: the office may consider late applications, but VAB and TRIM deadlines control how much time remains.
Senior exemption is local: Sarasota County, City of Sarasota, City of Venice, City of North Port and Longboat Key use different senior exemption amounts.
SOH is not the same as homestead: homestead reduces taxable value; Save Our Homes limits assessed-value growth after the first qualifying year.
Exemptions can be lost: moving, renting, claiming another residency-based benefit or changing property use can trigger removal, liens, penalties and interest.
Qualification rules
Who Qualifies for Sarasota County Homestead Exemption?
You need legal title, beneficial title, a qualifying life estate or another qualifying interest.
The home must be your good-faith permanent residence as of January 1.
The deed or ownership instrument should be recorded in Sarasota County official records.
The timely application deadline is March 1 of the year you claim the exemption.
New Sarasota County homeowners
Buying a home in Sarasota County does not automatically give you the seller’s exemption.
File your own application after the property becomes your permanent residence and ownership appears in county records.
Trust, life estate and cooperative situations
Sarasota accepts beneficial-interest evidence such as a trust agreement, proprietary lease or last will when the situation supports it.
If you place the property into a trust, the recorded document should show your beneficial interest and possessory right.
Previous residence and other property
If you still own a prior residence, be ready to prove cancellation of any exemption, discount or residency-based benefit there.
If you sold the prior residence, keep proof of the sale date.
Before filing
Documents and Details to Prepare Before Applying
Use the Property Appraiser search before filing so the application attaches to the correct property.
Use recorded evidence when ownership is not yet clear in the Property Appraiser record.
The credential must reflect the permanent residence address. “Valid in Florida Only” is not enough.
If you own a vehicle, the online application asks for tag number and issue date.
The address should reflect the permanent residence address.
A legible copy may be required for a permanent resident alien applicant.
Married applicants must provide spouse information even when only one spouse files.
Prepare previous address, other property owned, employment details and IRS mailing address.

Savings math
How Sarasota County Homestead Savings Are Calculated
Florida property tax uses taxable value and millage rates.
The basic formula is: taxable value × millage rate ÷ 1,000 = estimated tax.
The Property Appraiser estimates value and applies exemptions. Taxing authorities set millage rates, and the Tax Collector bills and collects taxes.
Simple 2026 example
A $350,000 assessed homestead can receive the first $25,000 exemption on school and non-school taxes.
For 2026, Sarasota shows the additional non-school portion as $26,411.
Actual savings depend on county, school, city, hospital, water management, navigation district and special assessment lines.

Save Our Homes
Save Our Homes and Portability in Sarasota County
Homestead exemption can also qualify the property for Florida’s Save Our Homes assessment limitation.
After the first homestead year, assessed value generally cannot increase by more than 3% or the CPI change, whichever is lower.
Sarasota’s Save Our Homes page shows the 2026 cap as 2.7%.
The first qualifying year generally establishes the base for the limitation.
This limits assessed-value growth, not the entire tax bill.

If March 1 has passed: still contact the Property Appraiser quickly and check the TRIM/VAB deadline.
If you moved from another Florida homestead: review portability and DR-501T before submitting.
If you are 65 or older: check the senior exemption amount for your municipality and the 2026 income limit.
If you are disabled or a veteran: choose the exact special exemption and gather the required certification before filing.
If your tax bill is wrong after approval: confirm the Property Appraiser record first, then contact the Tax Collector about billing or payment.
