How to Record a Deed in Kendall County, Illinois

Kendall County accepts original or qualifying certified documents for recording.

The Recorder does not prepare deeds or provide legal advice. If ownership, marital rights, inheritance or title is uncertain, consult an Illinois real-estate attorney.

Prepare deed Check PIN & form MyDec & stamps Submit to Recorder
  1. Prepare the correct deed.

Confirm the intended transfer, grantor and grantee names, signatures, acknowledgment and accurate legal description.

  2. Include identifying information.

The county’s guidance calls for the preparer’s name and address, return address, tax-bill address when applicable, PIN and common property address.

  3. Check document formatting.

Use 8½ × 11-inch paper, black or blue ink, readable type and the required recording-stamp space.

Determine whether the deed requires the Illinois PTAX-203 declaration or qualifies for an exemption.

  5. Calculate recording and transfer charges.

Include the standard document recording fee and any applicable state, county or municipal transfer taxes.

  6. Submit the document.

Present the original or eligible certified copy with the correct fees before the Recorder’s 4:00 p.m. document cutoff.

Current recording expenses

Kendall County Recorder Fees for 2026

Kendall County uses a predictable flat-fee schedule for many real-estate instruments.

The county’s published Recorder fee schedule lists $76 for a standard deed or mortgage.

Unlike a per-page fee structure, the ordinary standard document charge generally does not increase simply because the instrument contains more pages.

Standard deed $76

Published flat recording fee for ordinary real-estate deeds.

Mortgage or release $76

Standard published fee for these instrument categories.

Nonstandard document $88

Standard $76 fee plus a $12 nonstandard surcharge.

Additional PINs $1 each

For parcel numbers beyond the first five.

Certified copy $27

First four pages; $1 for each additional page.

Regular paper copy $0.50

Per page under the county’s published schedule.

Simple recording cost example

A standard deed with three pages and one parcel number has a published recording fee of $76.

If it fails the county’s document standards and the $12 surcharge applies, the recording charge becomes $88.

Transfer tax, municipal stamps or another instrument-specific fee can change the final amount.

What about plats and surveys?

The county’s current Recorder fee document separately lists subdivision and condominium plats.

Its fee schedule includes required copies, additional-page charges and additional parcel-identification charges for applicable plat categories.

Plats also have an earlier 3:00 p.m. recording cutoff.

Open Kendall County Official Fee Schedules

After opening: select County Recorder. Review the current fee PDF for the correct instrument type, additional PINs, references, certified copies and plats.

Fee schedule details should be confirmed with the Recorder before payment. Fees can change through county action or state law.

Illinois transfer taxes

Kendall County Real Estate Transfer Tax and MyDec

Recording a deed can involve two different charges: the Recorder’s flat filing fee and real-estate transfer tax.

Kendall County’s materials list Illinois and county real-estate transfer tax rates.

Illinois state transfer tax

$0.50 per $500 of taxable consideration.

This equals $1 per $1,000 when consideration is an exact multiple of $1,000.

Kendall County transfer tax

$0.25 per $500 of taxable consideration.

This equals $0.50 per $1,000 when consideration is an exact multiple of $1,000.

Example: taxable $300,000 transfer

State transfer tax: $300,000 ÷ $500 × $0.50 = $300.

County transfer tax: $300,000 ÷ $500 × $0.25 = $150.

Illustrative state and county transfer tax: $450.

Add the ordinary $76 deed recording charge for a combined illustrative amount of $526.

Assumes a fully taxable transaction, no exemption, no separately applicable municipal transfer tax and no additional charges.

What is MyDec?

MyDec is the Illinois Department of Revenue’s online system for real-property transfer declarations.

Kendall County began using MyDec for online real-property transfer tax declarations on December 2, 2019.

MyDec helps process PTAX-203 transfer declarations and related transactions.

Open Illinois MyDec

After opening: choose the MyDec real-estate transfer tax option. Complete the declaration with the transfer information and follow the applicable county submission process.

Are some transfers exempt?

Some real-estate transfers may qualify for exemptions under Illinois transfer-tax law.

Eligibility depends on the transaction’s legal nature, not simply whether the parties are family members or no cash changed hands.

The county links to its PTAX-203 Exemptions resource for reference.

Find Kendall County PTAX-203 Exemptions

Municipal transfer stamps may be separate.

Depending on the municipality and transaction, a deed can require additional local compliance or transfer-tax documentation.

Check the property location and municipality before calculating the final filing cost.

Property and identity protection

Kendall County Fraud Alerts and Personal Information Redaction

Kendall County has announced property-record and notary-related alert initiatives through its Clerk & Recorder.

The county’s public materials describe a free subscription service designed to notify registered users when a document is recorded in their name.

Check the county’s current enrollment instructions before subscribing, because alert-system links and sign-up procedures may change.

Open Kendall County Fraud Prevention Services

After opening: look for the county’s Fraud Prevention Services announcement or contact the Recorder for the current property-record alert registration link.

Removing sensitive information from recorded images

The Recorder publishes a Redaction Request Form for certain personal identifiers appearing in recorded documents.

Covered information may include Social Security numbers, driver’s license numbers, bank account numbers and qualifying identification details.

Requests must follow the county’s identity and authorization requirements.

Find Kendall Recorder Redaction Request Form

After opening: select Redaction Request Form. Identify the relevant recorded document number, page and sensitive information, then follow the office’s written-request instructions.
Fraud alerts do not stop a recording.

An alert can help you learn about a potentially suspicious instrument, but it cannot guarantee detection or prevent fraudulent documents from being filed.

If you identify a questionable deed, obtain the recorded document and seek appropriate legal assistance.
