Official property records
How to Search Kane County Deeds Online
Kane County offers a public Land Records Search (LRS) portal. Its Quick Search supports three useful identifiers: document number, name and Property Index Number (PIN).
This makes the search more flexible than recorder systems that require you to start with an owner’s name.
- Open the official land records portal.
Use the Recorder’s LRS system.
Open Kane County LRSAfter opening: locate Quick Search and choose Document Number, Quick Name or Quick PIN. - Choose the most precise information available.
Use a document number for an exact lookup, a party name for ownership history, or a PIN when researching a particular property.
- Enter PIN without dashes.
The Recorder’s search form explicitly requests the PIN without hyphens.
- Review matching documents.
Compare the parties, instrument type, recording date and document number to avoid selecting the wrong property.
- Check subsequent recordings.
A deed search may also require examination of mortgages, mortgage releases, liens, easements and later conveyances.
- Save the instrument reference.
Keep the document number for future searches, copy orders or inquiries with the Recorder.
The LRS website limits individual searches to 1,000 returned records. If a search is too broad, narrow it using a more precise identifier or available filters.
Are online document images official?
The Recorder warns that prints made from the online search website are unofficial. A document image may be useful for research, but a court or other agency may require a certified copy issued by the Recorder.
Records and historical indexes extend back to 1837. The office describes computerized document-image research from 1977 onward, with earlier information preserved in historical indexes and other records.

If you know the property’s address but not its PIN, begin with the Kane County assessment or property-search resources.
The Supervisor of Assessments handles assessment records, exemptions and related parcel information. The Recorder handles the land instruments themselves.
- Find the property account.
Use the county’s assessment resources to locate the property by address.
- Note the Property Index Number.
Also compare the owner and parcel description.
- Return to the Recorder’s LRS portal.
Enter the PIN in Quick PIN without dashes.
- Compare recorded documents.
Check that the legal description, parties and recordings refer to the correct parcel.

Recording steps
How to Record a Deed in Kane County, Illinois
The Recorder accepts original property instruments that meet applicable Illinois recording requirements.
Because a deed can alter legal ownership, consult a qualified Illinois attorney or title professional if you are uncertain which deed or legal description is appropriate.
- Prepare the proper instrument.
Use the correct deed type, grantor and grantee information, legal description, signatures and acknowledgment.
- Check recording standards.
Verify paper format, legibility, PINs, document references and whether the standard form requirements are satisfied.
- Prepare applicable transfer documentation.
Determine whether a PTAX-203 real-estate transfer declaration or exemption applies. Kane County provides access to MyDec for electronic property-transfer declarations.
- Check transfer-tax requirements.
Illinois state and applicable local transfer taxes are separate from the Recorder’s $99 standard recording fee.
- Confirm document charges.
Review the current price schedule for standard versus nonconforming instruments, plat filings or other specialized documents.
- Submit the recording.
Present the document and approved payment at the Recorder, or use an eligible eRecording provider.
- Retain the recording reference.
Keep the resulting document number and recorded copy for later research.
MyDec and PTAX-203
Kane County uses Illinois MyDec technology for electronic real-estate transfer declarations. Check the required PTAX forms, exemption treatment and processing steps for your transaction.
MyDec processes transfer-related declarations; it does not replace the Recorder’s deed-recording requirements.

Other published charges
- Each additional subdivision plat page: $1.
- Each additional condominium map page: $1.
- Documents with more than five parcel numbers: $121 in the published nonconforming category.
- Documents with more than five referenced document numbers: $121 in the published nonconforming category.
- Certified document copy beyond four pages: $1 per additional page.
- UCC termination: $82.
- Military discharge recording and certified copies: no fee.
Example: standard deed
A qualifying standard real-estate deed is listed at $99 for recording. Unlike simple per-page models used in some states, Kane County’s published schedule uses category-based flat charges for standard instruments.
State or municipal transfer tax and other transaction-related costs must be calculated separately. Do not assume $99 is the complete cost of a property transfer.
The Recorder’s current fee page says cash and checks only, with checks payable to Kane County Recorder. The office does not accept $100 bills. Copy or FOIA services may have different payment arrangements.
