How to Record a Deed in Bexar County, Texas

The County Clerk records instruments that satisfy Texas recording law.

Clerk employees do not prepare deeds, decide which deed type you need or determine whether the instrument transfers title correctly.

1. Prepare the deed Use the correct instrument and complete legal description.
2. Check execution Signatures, acknowledgment and applicable statutory requirements.
3. Review filing details Names, return information, legibility and document pages.
4. Calculate payment $25 first page and $4 for each additional page.
5. File with the Clerk In person, by mail or through eligible eRecording.

Original-document rule

Bexar County states that real-property recordings submitted in person or by mail must be original documents with original signatures.

The office does not record ordinary photocopies in place of the required original.

Signatures and acknowledgment

Most deeds must be signed and acknowledged or otherwise proved as required by Texas law before recording.

Review the instrument with a qualified Texas attorney or title professional if you are unsure whether it meets the applicable execution rules.

In-person recording process

The Clerk says documents brought to its recording counter are generally recorded immediately.

After payment, instrument-number assignment and scanning, the original is returned.

Recording is not a title guarantee.

A deed appearing in public records does not by itself prove that the grantor had valid ownership or that the transfer is legally effective.

Common problems

Bexar County Deed Search and Recording Mistakes to Avoid

Searching for a separate Recorder of Deeds: the County Clerk performs deed-recording duties in Bexar County.

Going to the wrong counter: the Deed Records office and new-document Recordings counter have different suites.

Using the older $26 fee: the dedicated current fee schedule states $25 for the first standard page.

Submitting a photocopy: the Clerk requires original documents with original signatures for ordinary in-person or mailed recording.

Searching only by street address: BCAD is usually the easier starting point for parcel identification.

Assuming a BCAD deed-history entry is the deed: verify the official instrument in the County Clerk’s records.

Expecting instant online display: a newly recorded instrument may take one or two business days to appear.

Buying unnecessary third-party copies: the official search system may provide free registered-user downloads.
