Clay County Homestead Exemption: 2026 Rules, Savings, Filing Steps and Local Property Appraiser Contacts
This guide is for the Clay County, Florida homestead exemption.
If the home is your permanent residence, the exemption can reduce the taxable value used to calculate your property taxes.
The filing office is the Office of the Clay County Property Appraiser, led by Property Appraiser Tracy Scott Drake.
The timely application deadline is normally March 1. For 2026, March 1 fell on a Sunday, so the practical timely deadline moved to the next business day.
Late-filed applications may be considered only within the limited Florida deadline window after TRIM notices are mailed.

What Most Clay County Homestead Guides Miss
Clay County means Florida here: there are other Clay Counties in the U.S., but this guide is for Clay County, Florida and CCPAO.com.
Homestead is not transferable: the exemption itself does not move to a new home, but the Save Our Homes benefit may be portable.
The second $25,000 is limited: it applies to assessed value above $50,000 and up to $75,000, but not to school taxes.
Late filing is not open all year: after March 1, Florida allows a limited late-filed window tied to TRIM notice mailing.
Senior exemptions are local-option: Clay County, Orange Park and Green Cove Springs rules can differ from school taxes and independent districts.
TRIM is not a tax bill: it is the annual notice used to review value, exemptions, proposed taxes and VAB deadlines.
Property Appraiser does not set millage: taxing authorities set millage rates; the Property Appraiser estimates value and applies exemptions.
Address changes can affect notices: CCPAO recommends updating mailing address by August 1 for TRIM and October 1 for the tax bill.

Savings math
How Clay County Homestead Savings Are Calculated
Florida property tax is based on taxable value and millage rates.
The basic formula is: taxable value × millage rate ÷ 1,000 = property tax.
The Property Appraiser estimates value and applies exemptions. Local taxing authorities set the millage rates.
Simple homestead example
A $300,000 assessed homestead can receive the first $25,000 exemption on all taxing authority lines.
The second $25,000 exemption applies to non-school taxes on assessed value between $50,000 and $75,000.
Actual savings depend on Clay County, school, city, water management and special district millage rates.
Open simple educational savings calculator
First homestead exemption: $25,000.00
Second homestead exemption: $25,000.00
Estimated school savings: $150.00
Estimated non-school savings: $500.00
Estimated total: $650.00
Save Our Homes
Save Our Homes Cap and Portability in Clay County
Homestead exemption can also qualify the home for Florida’s Save Our Homes assessment limitation.
After the first homestead year, assessed value generally cannot increase by more than 3% or the CPI change, whichever is less.
This limits assessed value, not the full tax bill. Taxes can still change when millage rates or non-ad valorem assessments change.
The first year generally establishes just value before the cap protects later years.
DR-501T is filed with the new homestead application.
Florida allows eligible transfer of all or part of the SOH assessment difference.
