Details Many Ellis County Homestead Guides Miss
ECAD is the filing office: the Ellis Tax Office collects taxes, but homestead applications are filed with Ellis Appraisal District.
School exemption changed: the 2026 Texas school residence homestead exemption is $140,000.
Age 65 or disabled matters: qualifying homeowners may receive an additional school exemption and a school tax ceiling.
Driver license address matters: Texas homestead filing usually requires ID that matches the homestead address.
Heir property has extra proof: heir owners may need Form 50-114-A, death certificate, utility bill and ownership evidence.
Manufactured homes need details: make, model and identification number may be required on the application.
The 10% cap is not a bill cap: it limits appraised value growth after qualification, but tax rates and new improvements can still change taxes.
Local taxing units vary: Ellis County properties may be taxed by different school districts, cities, MUDs, ESDs or water districts.
Qualification rules
Who Qualifies for the Ellis County Homestead Exemption?
Ownership: you must have an ownership interest in the Ellis County property.
Principal residence: you must use the property as your main home.
One homestead: you must not claim another residence homestead in Texas or outside Texas.
Individual owner: the general residence homestead is for qualifying individuals, not ordinary business property.
Up to 20 acres: a Texas residence homestead can include qualifying land used with the home, up to the statutory limit.
After January 1 purchase: a new owner may qualify for a prorated general homestead if the previous owner did not receive the same exemption for that year.
The seller’s exemption, appraised value cap and tax bill do not automatically become your exemption or future bill. File your own application after you qualify.

Savings math
How Much Can the Ellis County Homestead Exemption Save?
A homestead exemption does not lower the market value printed by the appraisal district.
It lowers the taxable value used by one or more taxing units.
The largest 2026 statewide item is the $140,000 school district homestead exemption.
Simple school-tax example
$350,000 appraised value − $140,000 school homestead exemption = $210,000 school taxable value.
If the combined school rate were 1.00 per $100, the $140,000 exemption would save about $1,400.
Your actual savings depend on the tax rates and exemptions for your school, city, county, ESD, MUD and other taxing units.

Appraised value limit
Texas 10% Homestead Cap in Ellis County
Texas residence homesteads can receive an appraised-value limitation after the property qualifies.
This is often called the 10% homestead cap.
It is not a 10% tax-bill cap. Tax rates, new improvements and non-homestead value can still change the bill.
Market value: ECAD may still show the full market value estimate.
Appraised value: the capped value may be lower than market value after the cap applies.
New improvements: qualifying new construction can be added outside the regular cap calculation.
New buyer: the prior owner’s cap does not automatically protect the new owner’s first-year value.
Age 65 and disability
Over-65, Disabled Person, Surviving Spouse and Tax Ceiling Benefits
Additional school exemption: qualifying age 65 or disabled homeowners receive an extra $60,000 school exemption.
School tax ceiling: school district taxes are generally limited after the homeowner qualifies for over-65 or disabled benefits.
Surviving spouse: a surviving spouse age 55 or older may be able to continue a deceased spouse’s over-65 benefit if requirements are met.
Installment payments: over-65 and disabled homestead accounts may qualify for quarterly payment options.
Tax deferral: over-65 and disabled homeowners may ask about tax deferral, but interest and lien rules apply.
Veteran and survivor benefits
Disabled Veteran and Surviving Spouse Homestead Benefits
Texas has several disabled veteran and survivor property-tax benefits.
Some reduce one property by a fixed amount. Others can fully exempt a qualifying residence homestead.
10% to 29% disability rating: partial disabled veteran exemption may apply.
30% to 49% disability rating: a higher partial exemption may apply.
50% to 69% disability rating: a higher partial exemption may apply.
70% to 100% disability rating: a higher partial exemption may apply.
100% disabled veteran homestead: a qualifying veteran may receive a total residence homestead exemption.
Surviving spouse: some benefits can continue when the surviving spouse remains unmarried and meets the residence rules.
Local tax districts
Why Ellis County Savings Differ by City, School District, ESD and MUD
Two homes in Ellis County can have different tax bills even when both receive homestead.
The reason is the local taxing-unit mix attached to each parcel.
A nearby property may be in a different city, school district, emergency services district, water district or municipal utility district.
Record search
How to Search Ellis County Property Records Before Filing
Use owner name: helpful when the address format is not matching.
Use situs address: start with the house number and street name only.
Use property ID: best when you already have a tax bill, deed or closing paperwork.
Check exemptions: review whether homestead, over-65 or disabled benefits are already shown.
Check taxing units: confirm the school, city, ESD, MUD and county lines attached to the property.
Check ownership: if the owner name is wrong, ask ECAD whether a deed or clerk record is needed.
Tax bill help
Homestead Exemption vs Ellis County Tax Bill
ECAD decides value and exemption eligibility.
The Tax Office bills and collects taxes after values and rates are certified.
If exemption is missing: contact ECAD first with proof of filing.
If the bill amount is unclear: contact the Ellis County Tax Office.
If your mortgage escrow is wrong: send the corrected tax bill or receipt to your lender.
If taxes are unpaid after January 31: penalties and interest usually begin February 1.
If you are over 65 or disabled: ask about the quarterly payment option before the deadline.
Appeals and protest
What If the Exemption Is Missing or the Ellis CAD Value Looks Too High?
A homestead filing and a value protest are different actions.
File homestead documents for exemption issues. File a protest for value, ownership, exemption denial or other protestable issues.
Exemption problem
Use this path if homestead, over-65, disability, veteran or survivor benefits are missing or denied.
Contact Ellis CAD and keep your application proof ready.
Value problem
Use this path if market value, property condition, unequal appraisal or ownership details appear wrong.
Ellis Tax Office lists May 15 as the current-year protest deadline.
Avoid delays
Common Ellis County Homestead Mistakes
Filing with the wrong office: send the exemption application to ECAD, not the Texas Comptroller or Tax Office.
Leaving ID address mismatched: update Texas ID or ask ECAD about acceptable exceptions before filing.
Assuming the seller’s cap transfers: the new owner must qualify separately.
Missing special benefits: apply for over-65, disability, veteran or survivor benefits when first eligible.
Ignoring heir-property rules: ownership proof can take longer when the applicant is not clearly named on the deed.
Waiting until protest season: April and May are busy because exemption and protest deadlines overlap.
Comparing only market value: taxable value, exemptions and tax rates determine the bill.
Decision path
What Should You Do Next?
If you just bought a home: search ECAD, confirm ownership, update ID address and file Form 50-114.
If April 30 passed: call ECAD and ask whether a late homestead application can still be accepted for your tax year.
If you turned 65: file for the over-65 benefit and ask about the school tax ceiling.
If you are disabled: gather Social Security disability evidence and ask ECAD what proof is accepted.
If you are a disabled veteran: verify whether Form 50-135 or Form 50-114 applies to your specific benefit.
If the bill is already issued: contact ECAD for exemption correction and the Tax Office for bill, payment or refund questions.
