Florida Homestead Exemption Online Filing Guide: Application, Rules, Documents, Deadlines and Savings
The Florida homestead exemption application online is usually filed through your county property appraiser’s website.
Florida does not use one single statewide online filing portal for every county.
The official statewide form is DR-501, but your county property appraiser decides whether to accept online, email, mail or in-person filing.
The regular Florida deadline is March 1 of the tax year requested.
Fast answer
Florida Homestead Online Application Quick Facts
Applications and documents go to the property appraiser in the county where the home is located.
This is Florida’s Original Application for Homestead and Related Tax Exemptions.
The signed application is due to the property appraiser by March 1 of the tax year.
You must own the home and make it your permanent residence by January 1.
$25,000 applies to all taxes, plus up to $26,411 for non-school taxes.
Miami-Dade, Broward, Palm Beach, Hillsborough, Orange, Pinellas and other counties use their own systems.
Use this if you moved from a prior Florida homestead and want to transfer SOH benefit.
Denied exemptions and value disputes may go to the county Value Adjustment Board.
After exemptions and values are certified, the county tax collector handles bills and payments.
File with the property appraiser for the county where the home is located. Do not send a homestead application to the Florida Department of Revenue or the county tax collector unless the official county instructions say so.

Florida voter registration: commonly requested for U.S. citizens who are registered to vote.

Special exemption proof: age, income, disability, VA, surviving-spouse or first-responder documents.
Deadline guide
Florida Homestead Online Filing Deadline
You must own and make the home your permanent residence by January 1.
DR-501 and Florida DOR guidance say the application is due to the property appraiser by March 1.
County property appraisers generally send disapproval notices by certified mail when applications are denied.
The Notice of Proposed Property Taxes helps confirm values, exemptions and VAB deadlines.
Late-file rules and VAB petition dates are county-specific and should be checked immediately.
Florida tax collectors typically mail annual property tax bills after certified values and millage rates are set.
March 1 is the main statewide filing date, but the last chance for a late filing or appeal depends on the county’s VAB schedule and the notice year.

Moving within Florida
Online Filing for Save Our Homes Portability
If you moved from one Florida homestead to another, you may be able to transfer part of your Save Our Homes assessment difference.
This is called portability.
Form: DR-501T, Transfer of Homestead Assessment Difference.
Where to file: with the new county property appraiser.
Deadline: file DR-501T with the new homestead application by March 1.
Time window: generally within three years of January 1 of the year the prior Florida homestead was abandoned.
Maximum transfer: Florida portability can transfer up to $500,000 of eligible SOH benefit.
Different county issue: the new county may verify the prior benefit with the previous Florida county.
Extra exemption categories
Special Benefits You May Need to Add to the Online Application
Basic online homestead filing may not cover every benefit automatically.
Review these categories before submitting.
Senior 65+ benefits
Some counties or cities adopt local senior exemptions.
Income limits, local adoption and renewal rules vary.
Ask the county property appraiser before assuming the senior benefit applies.
Disability benefits
Florida has benefits for blind persons and totally or permanently disabled persons.
Required proof depends on the specific exemption.
Many counties require extra documents beyond the basic online filing.
Veteran and surviving-spouse benefits
Disabled veterans, deployed servicemembers and surviving spouses may have separate forms.
VA proof, service-connected disability percentage or deployment documentation may be required.
Do not rely only on a basic homestead submission.
Parent or grandparent living quarters
Florida has a form for qualifying assessment reduction for living quarters of parents or grandparents.
County adoption and construction details matter.
Contact the property appraiser before filing this type of claim.
Assessment cap
Save Our Homes Starts After Homestead Is Approved
The homestead exemption lowers taxable value.
Save Our Homes limits future assessed-value increases after the first year a home receives homestead.
Annual cap: assessed value cannot increase more than 3% or the CPI change, whichever is less.
Not a full bill freeze: taxes can still change because millage rates, non-ad valorem assessments, CDDs or new improvements change.
Ownership changes: sale, foreclosure or transfer of legal or beneficial title can remove the SOH benefit.
Status changes: notify the property appraiser if the home stops being your permanent residence.
Portability: a new Florida homestead may qualify to transfer part of the prior SOH benefit.
After submission
How to Check Your Florida Homestead Application Status
-
Save your confirmation first.
Keep the online receipt, confirmation number, email and uploaded-document list.
-
Search your county property record.
Look for exemption status, owner name, mailing address, assessed value and tax year.
-
Check county email or mail.
The property appraiser may request missing documents before approving or denying the application.
-
Watch for a denial notice.
A disapproval notice can trigger a short petition deadline.
-
Review the TRIM notice.
The August notice helps confirm exemptions, values, proposed taxes and VAB deadline.
-
Contact the property appraiser if missing.
Do this before calling the tax collector, because the tax collector usually cannot approve the exemption.

Common Florida Online Homestead Filing Mistakes
Using the wrong county: file where the home is located, not where you work or receive mail.
Missing January 1: you must own and make the home your permanent residence by January 1.
Missing March 1: online portals may stay open, but timely filing is still tied to the state deadline.
Uploading unclear documents: blurred ID or cropped proof can delay approval.
Not updating Florida ID: an old address can create residency questions.
Forgetting spouse questions: spouse residency and exemption claims can matter even when the spouse is not applying.
Not filing DR-501T: portability is not automatic when you move from one Florida homestead to another.
Assuming senior relief is automatic: senior exemptions are local-option and often income-based.
Ignoring disapproval mail: denial notices can trigger short appeal deadlines.
Using private paid filing services: verify the official county property appraiser portal before submitting personal data.
Decision path
What Should You Do Next?
You just bought a Florida home: confirm the deed posted, update Florida ID, then file with the county property appraiser before March 1.
You moved from another Florida homestead: file DR-501 and DR-501T together through the new county.
Your property is in a trust: contact the county property appraiser before relying on a basic online form.
You are 65 or older: ask whether your county or city adopted an income-qualified senior exemption.
You are disabled or a veteran: review special forms and proof before submitting.
Your application was denied: read the DR-490 notice and check the Value Adjustment Board deadline immediately.
Your tax bill still looks high: check whether the issue is value, exemption, millage, non-ad valorem charges or payment.
Your county is not in this guide: use the Florida DOR county official finder and open the property appraiser website.
