Social Security number: required on the Florida homestead application for identity and exemption verification.
Florida vehicle tag or registration: useful residency proof when applicable.
Voter registration: may be considered if you are a U.S. citizen and registered at the homestead address.
Declaration of domicile: helpful when residency needs extra support.
Utility bills or bank records: may help show the homestead address is your permanent residence.

Savings math
How Hernando County Homestead Savings Work
Florida homestead does not simply reduce the market value shown on the property record.
It reduces taxable value after the Property Appraiser determines just value and assessed value.
Simple 2026-style example
A qualifying homestead receives the first $25,000 exemption on all property taxes.
The additional non-school homestead exemption is inflation-adjusted for 2026 and applies only to non-school taxes.
That is why the school-taxable value and county-taxable value may not match on the same property.

Assessment cap
Save Our Homes: Why Homestead Can Save More Over Time
Save Our Homes begins after a property receives homestead exemption.
It limits annual increases in assessed value to the lower of 3% or the Consumer Price Index.
It is not the same as the exemption amount: the exemption reduces taxable value, while SOH limits future assessed-value increases.
It starts after approval: a new buyer is usually assessed at just value first, then receives the cap in later years.
It is removed after sale: Hernando County says the seller’s homestead and SOH cap are removed for the new owner starting the next year.
It can create portability: if you move from one Florida homestead to another, part of the SOH benefit may be transferred.
Moved within Florida?
Hernando County Portability and DR-501T
Portability lets eligible homeowners transfer up to $500,000 of a Save Our Homes assessment difference to a new Florida homestead.
Hernando County says homeowners have up to three years after selling a prior Florida homestead to establish a new one and transfer the benefit.
File homestead first: portability is tied to a new homestead application.
Use DR-501T: submit the Transfer of Homestead Assessment Difference form with the homestead application.
Old county matters: if the prior homestead was in another Florida county, the new county must confirm the prior benefit.
Deadline matters: late portability petitions use the VAB process if the March 1 application deadline was missed.

How to Check Status, TRIM Notice and Tax Bill After Filing
Save your filing confirmation: keep portal confirmation, email, screenshots and copies of uploaded documents.
Check parcel details: use Property Search to review exemptions, assessed value, taxable value and ownership.
Watch for the TRIM notice: the Notice of Proposed Property Taxes shows proposed values, tax rates and deadlines.
Use the Tax Collector for bills: tax bills are separate from exemption approval and are handled by the Tax Collector.
Update mailing address early: Hernando County newsletter guidance reminds owners to update mailing address before tax bills are sent.
Do not ignore denial notices: exemption denials have strict VAB deadlines.
Appeal path
Value Adjustment Board: Late Filing, Denial, Portability and Value Petitions
The Value Adjustment Board is the formal route for many property-tax disputes.
Start with an informal conversation with the Property Appraiser, but do not miss the petition deadline.
Value petition: due on or before the 25th day after the TRIM notice is mailed.
Late exemption filing: may be petitioned during the tax year by the same 25-day TRIM notice deadline.
Exemption denial: Hernando Clerk guidance lists 30 days from the date of denial.
Portability late filing: may also use the VAB process if the March 1 deadline was missed.
Good cause: certain extraordinary circumstances may be reviewed under VAB rules.
Email caution: Florida email addresses can become public record when submitted to government offices.
Local tax context
Brooksville, Spring Hill, Weeki Wachee and Local Tax District Details
Hernando homestead savings depend on the parcel’s tax district.
County, school, city, fire, water, solid waste, stormwater and community development district charges can affect the bill.
Similar homes can have different taxable values, Save Our Homes caps, portability benefits, city status or non-ad valorem assessments.
Avoid delays
Common Hernando County Homestead Mistakes
Filing with the wrong office: the Property Appraiser grants exemptions; the Tax Collector bills and collects taxes.
Missing March 1: late filing can require in-person action or a VAB petition route.
Assuming the seller’s benefit transfers: a sold property loses the seller’s homestead and SOH cap for the new owner.
Forgetting portability: homeowners moving within Florida may need DR-501T to transfer part of the SOH benefit.
Ignoring school vs. non-school value: the additional homestead exemption applies differently to school and non-school taxes.
Not updating address: wrong mailing details can cause missed TRIM notices, tax bills or denial deadlines.
Claiming another residency benefit: Florida law can deny homestead if you claim another residence-based exemption or credit elsewhere.
Using property records for screening: public property records are not consumer reports and should not be used for FCRA-regulated purposes.
