Brazoria County TX Homestead Exemption: Rules, Savings, Online Filing, Deadlines and BCAD Guide
The Brazoria County TX homestead exemption helps eligible homeowners reduce property taxes on a home they own and occupy as their principal residence.
Brazoria homeowners apply through the Brazoria Central Appraisal District, commonly searched as Brazoria County Appraisal District or BCAD. BCAD announced that its name changed from Brazoria County Appraisal District to Brazoria Central Appraisal District effective January 1, 2026.
The standard Texas residence homestead filing window is generally January 1 through April 30. The completed application and required documents are generally due no later than April 30 for the tax year requested, although late filing may still be available in many residence-homestead cases.

Details Most Brazoria County Homestead Guides Miss
BCAD name changed: the appraisal district is now Brazoria Central Appraisal District, but many homeowners still search “Brazoria County Appraisal District.”
Homestead is filed with BCAD: the Tax Office collects taxes, but the appraisal district decides exemption qualification.
Do not file Form 50-114 with the Comptroller: the form itself says it is filed with the appraisal district in the county where the property is located.
Address on ID matters: the driver license or state ID address generally must match the property address for which the exemption is requested.
Online protest is not online homestead: appraisal protests and homestead filing use different workflows.
School exemption is large: Texas school districts must provide a $140,000 residence homestead exemption.
Over-65 and disabled benefits stack differently: school districts provide an additional $60,000, and a school tax ceiling can apply.
Local option exemptions vary: one Brazoria property may receive different local benefits than another because tax units differ by address.
Late filing may still be possible: many residence homestead applications can be filed late, but waiting can delay relief and complicate billing.
New buyers may receive proration: a buyer who acquires and qualifies after January 1 may receive prorated general homestead if the prior owner did not receive the same exemption that year.
The 10% cap is not immediate in every case: the homestead appraisal limitation generally begins the year after the owner first qualifies.
Tax bill timing matters: a pending exemption or protest may not stop tax payment deadlines.
Qualification
Brazoria County TX Homestead Exemption Eligibility Rules
Own the property
The applicant must have an ownership interest in the Brazoria County property.
Recent buyers should confirm the deed has posted or prepare closing/deed documents if the property record is not updated.
Use it as principal residence
The home must be the applicant’s principal residence.
Rental homes, vacation homes, second homes and investment properties do not qualify for the standard residence homestead exemption.
No duplicate homestead
The applicant must not claim a residence homestead exemption on another property in Texas or outside Texas.
Cancel prior homestead or principal-residence benefits after moving.
ID address should match
Texas homestead applications require a driver license or state-issued ID, and the address generally must correspond to the homestead property address.
Exceptions may apply for certain facilities, address confidentiality programs, active-duty military situations or special license situations.
House, condo or manufactured home
A Texas residence homestead can include a house, condominium or manufactured home if the owner owns the improvement.
Land included in the homestead is generally limited to land used as part of the residential homestead, up to 20 acres.
Heir property may qualify
Inherited residence homestead owners may need extra affidavits, death certificate, utility bill and available court or ownership records.
Use Form 50-114-A when BCAD or the Texas form instructions require an affidavit.
New-owner proration
A person who acquires property after January 1 may qualify for the general residence homestead exemption for the applicable portion of that tax year if the prior owner did not receive the same exemption.
Continue to qualify
Once approved, homeowners generally do not reapply every year unless the chief appraiser requires it or the owner seeks the exemption on different property.
BCAD must periodically review residence homestead exemptions at least once every five tax years.

Brazoria County Cities, School Districts and Taxing Units That Can Affect Savings
Homestead savings vary inside Brazoria County because tax units differ by address. A Pearland home, Lake Jackson home, Alvin-area home, Manvel home or Angleton home may have a different school district, city, drainage district, hospital district, college district, MUD or ESD mix.
Do not estimate savings from one city or school district and apply it to another property. Use your property’s exact tax units in the Brazoria County Tax Estimator.
Avoid delays
Common Brazoria County Homestead Exemption Mistakes
Using the wrong county: Brazoria County is different from Brazos County, Fort Bend County, Galveston County and Harris County.
Filing with the Tax Office only: property tax payment sites are not the same as BCAD exemption filing.
Sending Form 50-114 to the Comptroller: the form should be filed with the appraisal district in the county where the property is located.
Using the protest portal for homestead: appraisal protest and homestead application are separate workflows.
ID address mismatch: the driver license or state ID address generally must match the property address.
Claiming another homestead: claiming a similar benefit elsewhere can cause denial, penalty or back-tax issues.
Waiting for the tax bill: the April 30 filing deadline can arrive long before you study the fall tax statement.
Missing over-65 benefits: a homeowner turning 65 should confirm that BCAD has accurate birthdate information.
Ignoring the 10% cap timing: the cap generally begins the year after the homestead first qualifies, not always in the purchase year.
Not protesting value: homestead reduces taxable value, but it does not automatically fix an excessive appraised value.
Assuming confirmation means approval: online submission is not the same as BCAD approval.
Using public records for screening: property records should not be used for FCRA-regulated employment, tenant, credit or insurance decisions.
Decision path
What Should You Do Next?

Update your Texas driver license or ID address before filing, unless a statutory exception applies.
Confirm over-65 exemption, additional school exemption, tax ceiling and installment payment eligibility.
Review disabled person homestead rules, supporting documentation and school tax ceiling rules.
Check whether Form 50-114 or Form 50-135 applies, prepare VA documents and contact BCAD before the deadline.
Use the tax estimator, verify exemptions, compare tax units and file an ARB protest if appraised value is wrong.
Contact BCAD with your property ID, filing confirmation and document copies. Contact the Tax Office if payment timing is affected.
