Collier County FL Homestead Exemption: Rules, Savings, Filing Steps, Deadlines and Local Offices
The homestead exemption in Collier County, FL helps lower the taxable value of a home you own and use as your permanent residence.
For the 2026 tax year, a qualifying Florida homestead can receive a school-tax exemption up to $25,000 and a non-school exemption up to $51,411.
Collier County applications are handled by the Collier County Property Appraiser, not by the Tax Collector.
The regular filing deadline is March 1. If you miss it, a late route may still exist before the VAB petition deadline, but you must act quickly.

Tax savings
How Much Can the Collier County Homestead Exemption Save?
Florida homestead savings depend on your assessed value, school millage, non-school millage, special districts and non-ad valorem assessments.
The exemption lowers taxable value. It is not a cash refund and it does not remove non-ad valorem assessments such as certain service charges.
Simple 2026 example
A home with $400,000 assessed value may receive up to $25,000 off school taxable value.
For non-school taxes, the same home may receive up to $51,411 off taxable value for 2026.
The 2026 additional non-school exemption is $26,411 because Florida adjusts that added amount for inflation.

Assessment cap
Save Our Homes, Portability and the New-Buyer Reset
After homestead is granted, assessed value increases are limited to the lesser of 3% or CPI each year.
Florida homeowners may transfer eligible SOH benefit from a prior Florida homestead to a new Florida homestead.
After sale, the prior owner’s cap can reset and the assessed value may move toward market value.
File portability with the new homestead application if you had a Florida homestead in one of the three prior tax years.
Open Collier Portability FAQSenior benefits
Collier County Senior Homestead Exemptions
Collier County and the City of Naples have adopted additional low-income senior homestead benefits.
These are separate from the regular homestead exemption and require proof of age, homestead status and household income.
You must be 65 years of age on or before January 1 of the tax roll year.
Collier’s senior page listed this household adjusted gross income limit for the senior exemption.
Extra relief may apply to low-income seniors with long-term residence and just value under $250,000.
Veteran, disability and survivor benefits
Additional Homestead Benefits for Veterans, Disability and Surviving Spouses
Total and permanent service-connected veteran disability: may qualify for a full homestead ad valorem exemption with VA proof.
Veterans age 65+ with combat-related disability: may receive a discount equal to the VA combat-related disability percentage.
Deployed military exemption: applies to qualifying deployed service members who already received homestead.
Surviving spouse of veteran or first responder: may qualify when statutory death, residency and documentation rules are met.
Other disability categories: blind, totally disabled and certain mobility-related exemptions require specific proof.
Missed March 1?
Late Filing, Denials and VAB Petition Timing
Florida law sets March 1 as the regular exemption application deadline.
If you miss March 1, Florida law allows a late exemption application route before the 25th day after TRIM notices are mailed, with evidence of extenuating circumstances.
Collier’s homestead brochure also explains that late homestead applicants may need to file with the Value Adjustment Board.
Contact the Property Appraiser first and ask what late documents are needed.
Florida DOR lists the VAB appeal window after a denial letter is mailed.
VAB timing is tied to the TRIM notice for value and portability petitions.
TRIM and appeals
What If the Exemption Is Missing or the Value Looks Too High?
A missing exemption and a high value are different problems.
Use the Property Appraiser for exemption status and informal value questions. Use the VAB if you need a formal petition.
Exemption problem
Check whether the exemption appears on the TRIM notice under reductions and exemptions.
If missing, call 239-252-8141 with the parcel ID and filing proof.
Value problem
Review just value, assessed value, reductions, taxable value and taxing authorities on the TRIM notice.
If still wrong, file the VAB petition by the deadline printed for that year.
Local tax differences
City, Fire, School, Special District and Non-Ad Valorem Differences
A Collier County property can be taxed by the county, school board, city, fire district, water district or other local authority.
The TRIM notice is the best place to see which authorities apply to your exact parcel.
Two nearby homes can have different city status, fire district, special assessments, portability, senior exemptions or Save Our Homes history.
After approval
What Happens After the Homestead Exemption Is Approved?
January renewal receipt: Collier says a receipt is mailed each January to verify status, use and ownership after the exemption is granted.
TRIM notice review: check the August TRIM notice for exemptions, proposed millage and taxing authorities.
Tax bill: the Tax Collector generally sends property-tax bills in November.
Early-payment discounts: Florida discounts are generally 4% in November, 3% in December, 2% in January and 1% in February.
Deferral option: a homestead owner may ask the Tax Collector about property-tax deferral by March 31 if income and other rules are met.
Installment plan: taxpayers who want installment payments generally apply through the Tax Collector by May 1.
Avoid problems
Common Collier County Homestead Mistakes
Trying to file with the Tax Collector: the Property Appraiser determines homestead eligibility.
Missing March 1: late filing may require extra proof and a VAB petition route.
Using the seller’s tax bill: the prior owner’s Save Our Homes cap can reset after purchase.
Forgetting portability: file DR-501T if you had a Florida homestead in the prior three tax years.
Keeping an out-of-state resident exemption: Collier requires removal proof when another state’s residency benefit existed.
Renting the property: Florida rental rules can create loss of homestead in some cases.
Ignoring the January renewal receipt: review it and notify the Property Appraiser if you are no longer eligible.
Using property records for screening: do not use owner records for employment, tenant, credit or insurance decisions.
