Save Our Homes

Save Our Homes Cap and Portability in Manatee County

Once homestead is granted, Florida’s Save Our Homes rule can limit annual assessment increases to 3% or the Consumer Price Index, whichever is less.

The cap does not stop every bill change. Tax rates, non-ad valorem assessments, improvements, portability and ownership changes can still affect the tax bill.

New buyer warning:

Do not use the seller’s tax bill as your future estimate. After a sale, assessed value can reset toward market value before your own homestead and SOH cap begin.

Portability

Portability lets eligible Florida homeowners transfer all or part of their Save Our Homes assessment difference to a new Florida homestead.

Senior, Veteran, Disability, Widow/Widower and Military Benefits

Low-income senior exemption

At least one owner must be 65 or older on or before January 1 and meet the income limit.

For 2026, Manatee’s packet listed a 2025 household adjusted gross income cap of $38,686.

The Manatee County senior exemption is $25,000 from county millage for qualified seniors.

Municipal senior exemptions

Manatee guidance lists city senior exemptions for Anna Maria, Longboat Key, Bradenton Beach and Holmes Beach.

These apply only to adopted local city millage and do not apply to school taxes or independent districts.

Widow or widower exemption

Qualified Florida residents may apply if the spouse is deceased.
