The main filing office is the Parker County Appraisal District, also called Parker CAD or PCAD.
Texas school districts now provide a $140,000 general residence homestead exemption, and qualifying age-65 or disabled homeowners may receive an additional $60,000 school exemption.

Meaning and tax impact
What the Parker County Homestead Exemption Actually Does
A homestead exemption lowers taxable value. It does not directly lower the market value set by the appraisal district.
Your property can have different taxable values for school district, county, city, college, ESD, hospital, MUD or other taxing units.
That is why two homes with the same appraised value can still have different final tax bills.
A seller’s exemption, tax ceiling, cap loss or special valuation may not continue after purchase. Estimate taxes from your own expected exemptions and taxing units.

Documents Needed for Parker County Homestead Exemption
Property ID: get this from Parker CAD property search before filing.
Texas driver license or Texas ID: the address should correspond to the homestead property unless an exception applies.
Acquisition and occupancy dates: the form asks when you acquired the home and when you began occupying it as your principal residence.
Deed or closing document: helpful when ownership has recently changed or the record has not updated.
Heir-property documents: affidavit, death certificate, utility bill and available court-record citation may be needed.
Manufactured-home proof: Statement of Ownership, purchase agreement, receipt or affidavit may be required.
Age proof: needed for age-65 exemption and surviving-spouse age rules.
Disability proof: needed for disabled person or disabled veteran categories.
VA disability letter: needed for disabled veteran percentage or 100% disabled veteran homestead claims.
Power of attorney or agent form: needed if someone else signs or acts for the owner.
Deadline guide
Parker County Homestead Exemption Deadlines
Traditional homestead qualification is based on ownership and principal residence as of January 1.
Use April 30 as the normal residence homestead filing deadline.
Texas allows certain late general homestead applications within two years after the delinquency date.
Texas property taxes generally become delinquent on February 1 if not paid by January 31.
File by the later of May 15 or 30 days after the notice of appraised value was mailed.
Use PCAD’s exemption removal or tax ceiling request form when moving from an old homestead.
A new homeowner may qualify after acquiring and occupying the home, but should not assume the seller’s exemption, cap or tax ceiling will continue.
Rules and savings
How Much Can the Parker County Homestead Exemption Save?
Texas homestead savings depend on the appraised value, exemptions, tax rates and local taxing units attached to the property.
School district savings are usually the largest because the mandatory school homestead exemption is $140,000.
Parker CAD’s exemption table also lists over-65, disabled, disabled veteran and local-option exemptions that vary by taxing unit.
Simple school-tax example
If a school district rate is 1.00 per $100 of value, a $140,000 school homestead exemption saves about $1,400.
If the owner also qualifies for the $60,000 over-65 or disabled school exemption, the combined school exemption can be $200,000.
Actual savings change when school, city, county, college, ESD, MUD or hospital district rates differ.

Special exemption categories
Age 65, Disabled Person, Disabled Veteran and Surviving-Spouse Benefits
Age 65 or older
Texas school districts provide an additional $60,000 exemption for qualifying age-65 homeowners.
The exemption can also create a school tax ceiling on the homestead.
Disabled person
The disabled person exemption uses the Social Security disability standard.
Disability benefits from another program do not automatically qualify.
Tax ceiling transfer
Over-65 or disabled homeowners moving from another Texas homestead may request a tax-ceiling transfer certificate.
The new ceiling is based on the same percentage of school tax paid on the previous homestead.
100% disabled veteran
A qualifying 100% disabled veteran residence homestead can be totally exempt from property tax.
VA documentation is required.
Partial disabled veteran
Texas partial disabled veteran exemptions range from $5,000 to $12,000 based on disability rating.
The Parker CAD exemption table lists these rating tiers.
Surviving spouse
Survivor rules differ for over-65, disabled veteran, armed services, first responder and qualifying-veteran categories.
Do not select a surviving-spouse category without matching documentation.
10% appraisal cap
How the Texas 10% Homestead Cap Works in Parker County
The 10% cap is not the same as the homestead exemption.
It is an appraisal limitation that can limit annual increases in appraised value after the home qualifies as a residence homestead.
It usually starts later: the cap generally begins the year after the owner first qualifies for the homestead exemption.
Market value can still rise: PCAD may show a higher market value while appraised value is limited.
New improvements matter: new construction or major additions can be added outside the normal cap calculation.
Ownership changes matter: sale, transfer or certain ownership changes can reset exemptions, caps and tax ceilings.
Protest still matters: if market value is wrong, file a timely protest even if the cap reduces taxable value this year.
After filing
How to Check Homestead Status, Tax Summary and Payment Records
After filing, check the Parker CAD record to confirm the exemption appears before relying on the tax estimate.
If the exemption is missing, contact PCAD with the Property ID, filing date and proof of submission.
Property ID: use it for calls, exemption questions, protest forms and payment questions.
Exemption section: look for HS, OV65, DP, DV, tax ceiling or other exemption indicators.
Tax Summary tab: use it for statements, receipts, balances and payment links.
Property year: make sure you are looking at the correct tax year.
Owner name: if the deed recently changed, ask PCAD whether ownership has updated before filing.
Payment issue: PCAD’s site says to search your account, open View Details, then use Tax Summary for payment actions.
Exemption vs protest
What If Your Parker County Value Looks Too High?
A homestead application and a value protest are different actions.
File the homestead exemption if the home is your principal residence. File a protest if market value, unequal appraisal, property data or exemption denial is wrong.
Homestead problem
Use this path if your exemption is missing, pending, denied or attached to the wrong account.
Have your Property ID, Texas ID, filing proof and supporting documents ready.
Value problem
Use this path if market value, land size, improvement data or unequal appraisal is wrong.
Prepare sales, photos, repair estimates, appraisals and comparable properties.
Normal protest deadline: May 15 or 30 days after the appraisal notice is mailed, whichever is later.
Online preferred: PCAD says it prefers property owners file ARB protests online through the district website.
Informal review: an informal discussion may resolve value before a formal ARB hearing.
ARB hearing: if not resolved, present evidence clearly and follow the ARB hearing instructions.
Local tax units
Why Parker County Homestead Savings Can Differ by Address
Parker County includes multiple school districts, cities, ESDs, the hospital district, college district and municipal utility districts.
A property in Aledo, Weatherford, Springtown, Willow Park, Reno, Fort Worth or an unincorporated area may have different exemption and tax-rate effects.
Use your own Parker CAD account because ISD, city, hospital, college, ESD, MUD, lateral road, exemption and tax-ceiling combinations can differ.
Avoid delays
Common Parker County Homestead Mistakes
Filing with the wrong office: homestead applications go to Parker CAD, not the Texas Comptroller.
Not checking the Property ID: wrong parcel information can delay or misroute the application.
Using the seller’s tax bill: seller exemptions, cap loss and tax ceilings may not apply to you.
Missing the Texas ID address issue: the address generally needs to match the homestead property unless an exception applies.
Ignoring over-65 transfer: moving seniors should ask about tax-ceiling transfer from the prior Texas homestead.
Ignoring heir-property rules: inherited homes may require affidavits, death certificate, utility bill and available court record citation.
Assuming the 10% cap starts immediately: it usually begins after the first qualifying homestead year.
Waiting until the tax bill: exemption and protest deadlines can pass before the final bill is due.
Decision path
What Should You Do Next?
Search the property, confirm ownership status and file the residence homestead application with Parker CAD.
File anyway and ask PCAD whether the two-year late general homestead rule applies to your tax year.
Claim the special exemption and ask about the school tax ceiling and any local tax-ceiling transfer.
Review the disabled veteran rating category and submit VA documentation with the correct form.
Prepare heir-property affidavits and supporting records before filing the homestead claim.
File a timely protest through PCAD and prepare evidence before the ARB hearing.
