Who Qualifies for Santa Rosa County Homestead Exemption?

Florida homestead is based on ownership, permanent residence and January 1 eligibility.

Own the property: your name or qualifying ownership interest should be on title as of January 1.

Live there as your permanent residence: the property should be your true Florida home, not a rental or vacation home.

Occupy by January 1: SRCPA asks whether you were living in the dwelling on January 1.

Only one permanent residence: you cannot claim homestead in another Florida county or another state.

Florida ID address: the online filing system requires a Florida driver license or ID showing the homestead address.

Vehicle registration: update Florida vehicle registration before starting the online filing process.

Recorded title issue: if the deed or ownership record has not updated, contact SRCPA before the deadline.

Military exception: active-duty service members may have special rules when service obligations prevent in-person filing.

How to Check Santa Rosa County Homestead Status

Start with the same office that decides exemptions: the Santa Rosa County Property Appraiser.

Then compare the property record, TRIM notice and tax bill when those become available.

Check your online filing proof: confirm the application was submitted, not only started.

Search your SRCPA parcel: review the exemption area, assessed value and taxable value.

Watch the TRIM notice: proposed values, exemptions and appeal deadlines appear before the final bill.

Check the November tax bill: the Tax Collector’s bill should reflect the certified tax roll.

If missing: contact SRCPA with parcel number, filing confirmation and document copies.

If value is wrong: ask SRCPA for an informal review before filing a VAB petition.

Open SRCPA property search
After opening: search by parcel number, name or street address, then review exemptions and taxable value on the property record.

Appeal vs exemption

What If Your Santa Rosa County Value or Exemption Is Wrong?

A homestead filing and a value appeal are different.

File homestead with SRCPA. File a VAB petition with the Clerk if the issue cannot be resolved and the deadline is still open.

Exemption problem

Use this path if homestead is missing, pending, denied or not shown on the property record.

Contact SRCPA first with proof of filing and residency documents.

Value problem

Use this path if market value, assessed value, classification or portability appears wrong.

Ask SRCPA for review, then use the VAB petition process if needed.

2026 VAB deadline note:

The Santa Rosa Clerk page published a 2026 VAB petition filing deadline of September 14, 2026 at 4:00 PM. Always verify the deadline on your TRIM notice and the Clerk’s current VAB page.

14

Avoid delays

Common Santa Rosa County Homestead Mistakes

Calling the wrong office: SRCPA decides exemptions; the Tax Collector collects bills.

Missing March 1: late filing may exist in certain instances, but timely filing is safer.

Old ID address: the online filing system requires Florida ID showing the homestead address.

Forgetting vehicle registration: update Florida registration before starting if applicable.

Assuming portability is automatic: portability requires the proper filing when you move from another Florida homestead.

Ignoring non-ad valorem assessments: homestead does not remove every fee or special assessment on the bill.

Waiting for the tax bill to appeal: TRIM notice timing and VAB deadlines arrive earlier.

Relying on third-party mailers: start with the official SRCPA filing portal and forms.

Not reporting changes: ownership, rental use, residency change or removal of Florida residency can affect eligibility.

Using property records for screening: assessment records are not consumer reports.
