You must own the Manatee County real property or qualify through legal or beneficial title.
You must establish Florida permanent residence on or before January 1 of the exemption year.
You must apply online or in person by the Property Appraiser’s March 1 deadline.
Manatee County may use Social Security numbers, Florida driver licenses or Florida ID cards, Florida vehicle tag numbers, voter registration or Declaration of Domicile to verify residence.

Assessment cap
Save Our Homes and Portability in Manatee County
Save Our Homes is separate from the dollar amount of the homestead exemption.
Manatee County explains that Save Our Homes limits annual assessed-value increases to the lesser of 3% or the CPI change.
The base year is the year the owner qualifies and receives homestead exemption.
The cap begins the year after the homestead exemption is first granted.
Manatee County says you may use portability for up to three consecutive property tax years after abandoning a homestead.

Use the TRIM deadline: the petition deadline is printed on the TRIM notice and is 4:30 PM on the 25th day from the notice date.
Compare the tax bill: the Tax Collector sends the bill after the Property Appraiser sends the TRIM notice and values are certified.
Watch address changes: address and ownership changes are handled by the Property Appraiser, not the Tax Collector.

The Tax Collector collects taxes after the Property Appraiser assesses property and sends the TRIM notice.
In-person services at Tax Collector branches require appointments and are available to Manatee County residents only.
