Moving in Florida

Save Our Homes and Portability in Lake County

Homestead exemption lowers taxable value. Save Our Homes limits future assessed-value growth after the first homestead year.

Portability may let you transfer up to $500,000 of eligible Save Our Homes benefit from one Florida homestead to another.

SOH start: Lake County reminds homeowners that the first year of homestead does not include the Save Our Homes cap. The cap begins the following year.

Annual cap: Florida Save Our Homes generally limits assessed-value increases to 3% or CPI, whichever is lower.

Not a full tax freeze: taxes can still change because of millage rates, non-ad valorem assessments, CDDs, additions or changed exemptions.

New Lake County home: homestead does not automatically transfer. You must file a new homestead application for the new residence.

Portability form: file DR-501T with the new homestead application.

Prior county issue: if your previous homestead was outside Lake County, Lake County may coordinate with the previous county Property Appraiser.

Uncertain amount: Lake County says to contact the office if you are not sure whether you have a portability benefit.

Open Lake County SOH and portability FAQ
After opening: confirm the three-year portability timing rule, then file DR-501T with your new Lake County homestead application.

  1. Save your filing proof.

Keep the online confirmation, mailed proof, in-person receipt or copy of the filed application.

  2. Search your Property Record Card.

Lake County says approved exemptions appear on the online Property Record Card.

  3. Look for green checkmarks.

The exemptions section shows green checkmarks for each exemption the property is receiving.

  4. Do not wait for an approval letter.

Lake County says approval letters are not mailed. You will only receive notification if the application is denied.

  5. Print the property card for your mortgage company.

Lake County says it does not write individual letters proving approval. Use the Property Record Card as public evidence.

  6. Review the August TRIM notice.

The Notice of Proposed Property Taxes is the official estimate before the tax bill is issued.

Property record card: shows values, exemptions, green checkmarks, property location and millage group.

TRIM notice: mailed in mid-August and shows the official proposed tax estimate.

Tax bill: normally becomes payable beginning November 1.

City and millage issue

Lake County Cities, Millage Groups and Local Senior Exemptions

Lake County tax savings can differ by city and millage group.

Your mailing city or ZIP code is not always the same as being inside city limits for tax purposes.

Astatula Clermont Eustis Fruitland Park Groveland Howey-in-the-Hills Lady Lake Leesburg Mascotte Minneola Montverde Mount Dora Tavares Umatilla Unincorporated Lake County

Senior city issue: Lake County lists Minneola at up to $50,000 for limited-income senior exemption.

Other city senior issue: Clermont, Lady Lake, Mount Dora and Tavares are listed at up to $25,000.

City-limits issue: the Tax Estimator says property location is based on city jurisdictional boundary, not situs ZIP code.

Non-ad valorem issue: fire, solid waste, CDD and other assessments may appear even when homestead is active.

14

Records and deed protection

Property Records, Deeds, Trusts and Recording Alerts

The Property Appraiser record is not the same as the Clerk’s deed and official records system.

Use both when ownership or deed history affects homestead eligibility.

Property Appraiser search: use for values, exemptions, taxable value, property location, parcel data and tax estimator links.

Clerk Official Records: use for deeds, mortgages, plats, liens, agreements for deed, powers of attorney and notices of commencement.

Trust title: the applicant must have equitable title or beneficial interest; the trust agreement may be requested.

Land contract: a recorded land contract or contract for deed may support equitable-title eligibility.

Purchase contract: Lake County says a contract for sale or purchase alone does not convey equitable title.

Recording Notification Service: the Clerk offers a free email alert when a document is recorded in a monitored name.

Open Lake County official records search guide
After opening: search by name, Clerk file number or book/page. Use the fraud alert service to monitor future recordings.
15

Content gaps solved

Details Many Lake County Homestead Guides Miss

Approval letters are not mailed: use the online Property Record Card and green checkmarks as proof.

Mortgage companies need the property card: Lake County says it does not write individual homestead approval letters.

Homestead does not automatically transfer: moving within Lake County still requires a new homestead application.

Trust ownership needs review: equitable title or beneficial interest matters.

Land contract must be recorded: a purchase contract alone is not enough.

Senior city relief differs: Minneola, Clermont, Lady Lake, Mount Dora and Tavares have different listed senior amounts.

First-year SOH cap issue: Save Our Homes begins the year after the first year of homestead.

Late-file route is narrow: contact the Property Appraiser immediately if you missed March 1 due to extenuating circumstances.

VAB email/fax warning: Lake County VAB petitions are not accepted by email or fax.

16

Avoid rejection

Common Lake County Homestead Mistakes

Missing March 1: the timely filing deadline controls the current tax year.

Applying before residency is real: you must own and occupy the property as permanent residence by January 1.

Using too few residency documents: Lake County asks for at least two forms of Florida residency identification for each resident.

Forgetting spouse Social Security information: spouse information is required even when the spouse is not on title or does not live there.

Assuming a mailed approval letter will arrive: check the online property record card instead.

Not filing a new application after moving: homestead does not automatically transfer to a new Lake County home.

Forgetting portability: DR-501T must be filed with the new homestead application to request transfer of SOH benefit.

Thinking SOH is a full tax freeze: millage rates, non-ad valorem assessments, city taxes and new improvements can still change the bill.

Calling the Tax Collector first for exemption status: exemption approval belongs to the Property Appraiser.

Using property data for screening: appraisal and tax records are not consumer reports.

17

Decision path

What Should You Do Next?

You just bought a Lake County home: confirm the property record, update Florida residency documents and file by March 1.

You moved after January 1: pre-file for the next tax year using the Property Appraiser’s instructions.

You moved from another Florida homestead: file DR-501 and DR-501T together.

You are age 65 or older: check the limited-income senior exemption and the 25-year residency senior exemption.

You live in Minneola, Clermont, Lady Lake, Mount Dora or Tavares: verify city senior exemption treatment separately.

Your property is in a trust: be ready to provide the trust agreement and prove beneficial or equitable interest.

Your exemption is missing: search the property card, then call 352-253-2150 with parcel details and filing proof.

Your tax bill payment is wrong: contact the Tax Collector at 352-343-9602.
