Who Qualifies for Manatee County Homestead Exemption?

Ownership Own the property

You must own the Manatee County real property or qualify through legal or beneficial title.

Residence date On or before January 1

Save Our Homes and Portability in Manatee County

Save Our Homes is separate from the dollar amount of the homestead exemption.

Manatee County explains that Save Our Homes limits annual assessed-value increases to the lesser of 3% or the CPI change.

Senior, Disability, Veteran, Widow, Widower and Other Exemptions

Florida and Manatee County offer additional property-tax benefits beyond basic homestead.

Some benefits are statewide. Others depend on local adoption, income, disability proof, service records or special living arrangements.

Low-income senior exemption

Manatee County adopted an additional $25,000 exemption from county millage for qualified seniors.

For 2026, the income packet lists a 2025 household adjusted gross income limit of $38,686.

Senior city adoption

Anna Maria, Longboat Key, Bradenton Beach and Holmes Beach adopted $25,000 from city millage for qualified seniors.

School taxes and independent districts cannot be exempted by this local-option senior benefit.

The senior application must be filed by March 1.
