Filing workflow

How to Apply for Galveston County Homestead Exemption

  1. Confirm the home is in Galveston County.

    Use the property address, property ID, owner name or geographic ID in the GCAD property search.

  2. Confirm you own and occupy the home.

    The general residence homestead exemption is for an individual with ownership interest who uses the property as the principal residence.

  3. Confirm you are not claiming another homestead.

    Texas requires the applicant to state that no other residence homestead exemption is claimed in or outside Texas.

  4. Search your GCAD property record.

    Find the property ID, owner name, mailing address, exemptions, protest status and tax year record.

    Most residence homestead categories use Texas Form 50-114. Disabled veteran partial exemptions commonly use Form 50-135. Heir-property affidavits may use Form 50-114-A.

  7. Attach required documents.

    Include Texas driver license or DPS ID address proof, utility proof for heir property when needed, VA letters, disability documents, death certificates or spouse documents when applicable.

  8. File before May 1 when possible.

    The general exemption application deadline is before May 1. File by April 30 to avoid timing issues.

  9. Save your confirmation.

    Keep the online submission confirmation, mailed tracking, date-stamped copy or email communication.

  10. Check status after filing.

    GCAD says action on your application will occur within 90 days from the date received. If you do not qualify, you should be notified and offered an opportunity to protest.

New buyer note:

A property owner who acquires a home after January 1 may receive the residence homestead exemption for the applicable portion of the year immediately on qualification if the previous owner did not receive the same exemption for that year.

Documents and Information Needed for Galveston County Homestead

Texas driver license or Texas DPS ID: the address should match the residence homestead address unless a statutory exception applies.

Property ID / account details: use GCAD property search to find the property ID, owner ID, geographic ID or legal description.

Ownership proof: deed, closing statement, recorded contract, trust document, life estate, manufactured home title or other ownership evidence may be needed.

Primary residence proof: Texas ID, utility bill, voter registration, vehicle registration, tax return address or other proof may help when requested.

Galveston County Homestead Deadlines and Property Tax Calendar

January 1 Value and status date

Texas property is appraised as of January 1, and many homestead facts are measured from the tax-year status date.

Before May 1 General exemption deadline

Texas taxing units generally begin mailing tax bills in October, and taxes are due upon receipt.

Savings math

How Much Can the Galveston County Homestead Exemption Save?

Homestead savings depend on the property’s appraised value, capped appraised value, taxable value and every taxing unit attached to the property.

For 2026, every Texas school district must exempt $140,000 of a qualifying residence homestead’s value. Other taxing units may adopt a local-option homestead exemption up to 20% of appraised value, with a minimum of $5,000 when adopted.

Counties that collect farm-to-market or flood-control taxes must also provide a $3,000 residence homestead exemption for that county-purpose tax.

Appraisal limitation

Texas 10% Homestead Cap in Galveston County

The homestead exemption reduces taxable value. The separate 10% homestead appraisal limitation can limit future increases in appraised value for a qualified residence homestead.

First-year buyer issue: the prior owner’s cap can disappear after sale. A new owner often sees the property reset closer to market value before the new cap begins.

General cap rule: after the property qualified as the owner’s residence homestead in the prior year, annual appraised value increases are generally limited to 10% plus new improvements.

Market value still appears: GCAD may show market value and capped appraised value separately.

New improvements: additions, major remodeling, new structures, pools, garages and omitted property can affect the capped value.

Not a tax freeze: a cap limits value growth, but adopted tax rates and added taxing units can still change the bill.

Different from over-65 ceiling: the 10% cap is not the same as the school tax ceiling for age 65 or disabled homeowners.

Coastal-market warning:

Galveston County values can change after construction, storm repairs, elevation work, new improvements, waterfront sales or island/subdivision market changes. Review both market value and capped value before protesting.

Age 65 and disability

Galveston County Over 65 and Disabled Person Homestead Benefits

A Galveston County homeowner can qualify for the over-65 exemption effective January 1 of the year the owner turns 65, or when purchasing a residence after already being 65 or older.

Required school exemption: every school district must exempt up to $60,000 of assessed value for age 65 or older or disabled homeowners.

School tax ceiling: school districts must place a freeze ceiling on the tax amount for qualifying age 65 or disabled homeowners.

Optional local exemptions: other Galveston County jurisdictions may elect optional over-65 or disabled person exemptions.

Surviving spouse continuation: a surviving spouse may qualify if the deceased spouse qualified, the surviving spouse was at least 55 when the spouse died, and the home remains the surviving spouse’s residence homestead.

Ceiling transfer: if you receive the over-65 or disabled exemption and move to another Texas homestead, you may transfer the same percentage of tax paid to the new qualified homestead.

Disability definition: Texas uses the federal Social Security disability standard for this exemption; disability benefits from another program do not automatically qualify.

Quarter installments: Galveston County Tax Office notes that seniors, disabled persons, disabled veterans, spouses of a disabled veteran and certain disaster victims may qualify for four equal installments.

Tax deferral: age 65 or disabled homeowners may be eligible to defer taxes, but deferral postpones payment and can create interest and lien consequences.

Veterans and survivors

Disabled Veteran, Donated Homestead and Surviving-Spouse Exemptions

Texas has several disabled-veteran and surviving-spouse property tax benefits. Some apply to the residence homestead, while the partial disabled-veteran exemption can apply to one property selected by the qualified veteran.

100% disabled veteran homestead

A disabled veteran who receives 100% disability compensation due to a service-connected disability and is rated 100% disabled or individually unemployable may qualify for a total residence homestead exemption.

This exemption applies to all taxing jurisdictions on the qualifying veteran’s residence homestead.

Partial disabled veteran exemption

Texas provides partial exemption amounts based on VA disability rating for qualifying disabled veterans.

The form commonly used for the partial disabled veteran exemption is Form 50-135.

Donated residence homestead

A partially disabled veteran may qualify for special residence homestead treatment if a charitable organization donated the home at no cost to the veteran.

The benefit may extend to a surviving spouse when statutory requirements are met.

Surviving spouses

Surviving spouses of qualifying disabled veterans, armed service members killed or fatally injured in the line of duty, certain qualifying veterans and first responders may qualify for full or special homestead exemptions.

Death certificate, marriage proof, VA documentation and remarriage status may be required.

Special situations

Heir Property, Mobile Homes, Trusts, Disaster Damage and Address Issues

Heir property: if your name is not clearly shown as the homestead owner on a deed or recorded instrument, Texas may require an ownership affidavit, death certificate, utility bill and available court-record citation.

Mobile home: Texas residence homestead rules can include a mobile home when statutory requirements are met. Include title, purchase, land or occupancy proof requested by GCAD.

Trust-owned property: a trust document may be needed to prove beneficial ownership or the right to occupy as a residence homestead.

New buyers: Texas prorated homestead rules may help after a January 1 purchase if the prior owner did not receive the same exemption for that year.

Disaster damage: Galveston County owners should review the Temporary Exemption Property Damage by Disaster form if a governor-declared disaster damages the property.

Wrong mailing address: update both GCAD property records and Tax Office billing records if notices or bills are going to the wrong place.

Electronic communications: the GCAD Taxpayer Portal lets property owners opt into electronic communications when the required electronic agreement is completed.

How Homestead Reaches the Galveston County Tax Bill

GCAD certifies appraised values and exemptions. Local elected officials adopt tax rates. The Galveston County Tax Office then assesses, collects and disburses property taxes for many governments in the county.

Lookup and payment: use the Tax Office property tax lookup to view bills, payment status and receipts.

Payment deadline: unless using an approved payment option, payments postmarked after January 31 normally incur penalty and interest; Galveston’s 2026 calendar lists February 1, 2027 as the timely date for 2026 taxes.

Split / half pay: Galveston County lists November 30, 2026 as the first-half due date and June 30, 2027 as the second-half due date for 2026 taxes if using split or half pay.

Quarter installments: qualifying senior, disabled, disabled veteran, spouse of a disabled veteran and certain disaster-related homestead accounts may pay in four installments when the rules are followed.

Online payment caution: if an online payment fails or posts late, penalty and interest can accrue; verify payment confirmation and posted status.

Tax rate review: August and September are important because local governments propose and adopt rates that affect the bill.

What If Your Exemption Is Denied or Your Appraised Value Looks Wrong?

A missing homestead exemption and an incorrect market value are different issues. Both usually begin with GCAD, but the evidence and deadline path can differ.

Missing or denied exemption

Use this path when homestead, over-65, disabled, veteran, surviving-spouse, heir-property or disaster-related exemption is missing or denied.

Prepare the application, Texas ID, ownership proof, residency proof and any category-specific documents.

High market value

Use this path when you disagree with January 1 market value, land value, improvement value, condition, square footage or comparable sales.

File before the protest deadline: usually May 15 or 30 days after the notice was mailed, whichever is later.

Informal meeting

GCAD allows protests and evidence to be submitted in person, by mail or through the online portal.

If an informal meeting does not resolve the protest, it moves to a formal Appraisal Review Board hearing.

ARB hearing

The Galveston CAD Appraisal Review Board is an independent group authorized to resolve disputes between taxpayers and the appraisal district.

Hearings may be in person, by phone or videoconference, or by affidavit when the required evidence affidavit is submitted on time.
