Search workflow
How to Search Mecklenburg County Deeds and Land Records
Mecklenburg County separates its online land records into modern and historical systems.
Use the modern database for real estate documents added from March 1990 through today. Use the historic index for 1763 through February 1990 records.
-
Open the official real estate records page.
Start from the county’s Register of Deeds page instead of a third-party property site.
Open real estate records page -
Choose modern or historical records.
Use modern records for March 1990 to today. Use the historic land records index for 1763 through February 1990.
-
Search by party name or deed reference.
Try grantor, grantee, owner name, book/page or instrument details when available.
-
Verify the document type.
Make sure you are opening the deed, deed of trust, satisfaction, plat or power of attorney you actually need.
-
Check the legal description and parties.
Compare the recorded document with POLARIS parcel details when you are connecting a deed to a property.
-
Save the book/page or instrument reference.
You will need this for certified copies, title work, attorney review or future searches.
After opening the real estate records page
Click the modern database for March 1990 forward records.
Click the historical index for deed books and images from 1763 through February 1990.
If the first search fails, try a prior owner, alternate spelling, fewer fields or the deed book/page reference from POLARIS.
Address and parcel route
How to Search When You Only Know the Property Address
The Register of Deeds is a recorded-document system, not the best first stop for a street-address search.
If you only know the address, start with Mecklenburg County GIS or POLARIS to find the owner, parcel ID and deed reference clues.
-
Open POLARIS.
Use the search box for the property address, parcel number, owner or landmark.
Open POLARIS -
Select the correct parcel.
Confirm the address, owner and parcel boundary before using the information in deed research.
-
Save the parcel ID and owner name.
These details help you search Register of Deeds records by party name or reference.
-
Look for deed book/page clues.
Some property summaries show ownership or deed-reference information that helps find the recorded document.
-
Return to Register of Deeds records.
Use the saved names and references in the modern or historical land-record system.
POLARIS can help identify the parcel. The Register of Deeds record is the recorded legal document source.
Copies and certificates
Certified and Non-Certified Copies of Mecklenburg County Deeds
Copies can be requested through the Register of Deeds office or online request tools when available.
Use certified copies when a lender, court, attorney, title company or government agency asks for an official certified document.

Recording a deed
Recording Deeds, Deeds of Trust, Mortgages and Plats
The Register of Deeds records documents that are presented for registration, but staff cannot decide whether your deed is legally correct.
If you are transferring ownership, changing a name, adding someone to title, removing someone from title or correcting a deed, speak with a North Carolina attorney or title professional.
Correct document type: confirm whether you need a deed, deed of trust, satisfaction, plat, power of attorney or another instrument.
Legal names: make sure grantor and grantee names match the intended transaction.
Legal description: compare the deed description with prior records and parcel information.
Notary acknowledgment: many real estate instruments require proper acknowledgment before recording.
Margins and recording standards: review North Carolina document recording standards before submission.
Fees and excise tax: calculate recording fees and any deed excise tax before presenting the document.
Return instructions: include the correct return name and address if submitting by mail or eRecording.
After opening recording standards
Check document title, signer names, notary block, legal description, margin/format rules and payment.
If the document changes ownership, confirm whether North Carolina excise tax applies before recording.

eRecording in Mecklenburg County
Mecklenburg County supports electronic recording through authorized eRecording vendors.
eRecording can save time for title companies, law firms, lenders, government offices and frequent submitters.
Basic process: sign up with an authorized vendor, upload document images and data, then receive confirmation after recording.
Common vendors listed in instructions: Simplifile, Corporation Service Company, Indecomm Global Services and EPN.
Review still applies: the document must have a good image and meet statutory recording requirements.
Legal caution: eRecording is only a submission method. It does not make an incorrect deed legally valid.
eRecording is most useful when your organization regularly records documents. One-time homeowners may still prefer attorney, title company, mail or in-person help.

Older deed books
Historic Mecklenburg Land Records: 1763 Through February 1990
Mecklenburg’s historical land-record system reaches back to 1763 and includes older deed-book images and related index materials.
Older searches often require book/page references, grantor or grantee names and patience with older handwriting or scanned index formats.
1970–1990 indexes: the historical instructions explain that some books are alphabetical by last name or business name.
Earlier records: use year ranges, grantor/grantee index choices and deed book references when available.
Chain of title: a newer deed can reference an older book/page that must be opened in the historic system.
Need certainty: a title company or attorney should handle formal title research.
